This Pet Addendum is hereby incorporated into and made part of the Rental Agreement between the undersigned Landlord and Tenant for the property located at 123 Main St, Jacksonville, FL 32099. This Addendum establishes the conditions under which the Tenant may keep a pet on the premises.

II. Pet Policy

The Tenant agrees to comply with all local laws and regulations regarding pet ownership.

The Tenant agrees to keep the pet under control and to not allow the pet to create disturbances or hazards for other tenants.
III. Pet Deposits and Fees
The Tenant agrees to pay a non-refundable pet deposit of $300 prior to bringing the pet onto the premises. This deposit is required to cover potential damages caused by the pet.

In addition to the pet deposit, a monthly pet fee of $25 will be added to the rent.

The total rent amount due each month will be adjusted to reflect the addition of the pet fee.
IV. Responsibilities of the Tenant
The Tenant is responsible for the following:

Proper care, feeding, and health maintenance of the pet.

Ensuring that the pet does not cause damage to the premises, common areas, or surrounding property.

Cleaning up after the pet and disposing of waste in a timely and sanitary manner.
V. Termination of Pet Privileges

The Landlord reserves the right to revoke pet privileges if the Tenant fails to comply with any of the terms set forth in this Addendum.

In the event of a violation, the Tenant will be given a written notice outlining the specific issues and will have seven (7) days to remedy the situation.
VI. Miscellaneous

This Pet Addendum is governed by the laws of the state of Florida.

If any provision of this Addendum is deemed invalid or unenforceable, the remaining provisions will remain in effect.
