I. Premises

II. Term
The term of this Agreement shall commence on November 1, 2050, and shall continue until October 31, 2051, unless terminated earlier in accordance with the provisions of this Agreement.
III. Rent
The Tenant agrees to pay the Lessor rent for the Premises as follows:

IV. Security Deposit
The Tenant shall pay a security deposit of $300.00 prior to occupying the Premises. The Lessor may retain this deposit as security for the Tenant's obligations under this Agreement. The deposit will be refundable upon the termination of this Agreement, subject to any deductions for damages beyond normal wear and tear.
V. Use of Premises
The Premises shall be used solely for the storage of personal property. The Tenant shall not use the Premises for any unlawful purpose or in any manner that would create a nuisance or disturb the peace of other tenants.
VI. Maintenance and Repairs
The Lessor shall maintain the structural integrity of the building and ensure that the Premises are in good repair. The Tenant is responsible for keeping the Premises clean and free of debris. Any repairs needed due to the Tenant’s negligence or misuse shall be the responsibility of the Tenant.
VII. Insurance
The Tenant is encouraged to obtain insurance for their stored property. The Lessor shall not be liable for any loss or damage to the Tenant's property stored in the Premises.
VIII. Termination
Either party may terminate this Agreement upon 30 days written notice to the other party. Upon termination, the Tenant shall vacate the Premises, remove all personal property, and return the keys to the Lessor.
IX. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the state of Ohio.
X. Miscellaneous
This Agreement constitutes the entire agreement between the parties and supersedes any prior agreements or understandings. Any modifications to this Agreement must be in writing and signed by both parties.
