Joint Will for Property Owners
JOINT WILL FOR PROPERTY OWNERS
Introduction
We, Jerrell Lowe and Carmel Ryan, residing at Phoenix, AZ 85001, being of sound mind and memory, do hereby declare this document to be our Joint Last Will and Testament. We revoke all previous wills and codicils made by us, whether jointly or individually.
Definitions
For the purposes of this Will, the following terms shall be defined as follows:

"We/Us/Our": Refers jointly to Jerrell Lowe and Carmel Ryan.

"Executor": The individual appointed to administer our estate according to the terms outlined in this Will.

"Property": Any real estate owned by us jointly at the time of death.
Appointment of Executor
We hereby appoint Brenda Boyle of Providence, RI 02901, as the sole Executor of this Will. If Brenda Boyle is unable or unwilling to serve as Executor, we appoint Rocky Orn of Toledo, OH 43601 as the alternate Executor.
Joint Estate Distribution
Real Property
We direct our Executor to distribute our jointly owned real estate assets as follows:

To retain ownership of the real property located at Phoenix, AZ 85001 as a joint inheritance to our children, Katherine Connel and Jamie Crooks.

In the event that either child is unable or unwilling to accept their share, their portion shall be distributed equally among our surviving children.
Personal Property
We direct that our personal property be distributed by mutual agreement among our children. In the event of a disagreement, the Executor will make the final decision, ensuring equal distribution among all parties.
Financial Assets
Our joint financial accounts, investments, and any other monetary assets shall be divided equally among our children. Debts and obligations shall be paid prior to the distribution of these assets.
Special Requests
It is our wish that a sum of $150,000 be donated to Animal Rescue League in memory of us.
Guardian for Minor Children
Should we pass away while our child(ren) is/are still minors, we appoint Brenda Boyle as the legal guardian of our minor child(ren), to hold this responsibility with love and care.
