Dear Jane Smith,

This Lease Agreement ("Agreement") is made and entered into on this 7th day of November 2060, by and between [Your Name] ("Landlord") and Jane Smith ("Tenant"). 1. Term of Lease

  • Gas

The Tenant is required to transfer utility accounts to their name within 7 days of taking possession of the Premises.

5. Use and Occupancy

The Premises are to be used exclusively as a private residence for the Tenant and immediate family members only. Any commercial use, business operations, or subleasing of the Premises is prohibited without prior written consent from the Landlord. Occupancy is limited to 3 persons. Unauthorized guests staying for more than 7 days will result in additional charges or termination of the lease.

6. Maintenance and Repairs

The Tenant agrees to maintain the Premises in good condition, keeping all areas clean and free of waste. The Tenant shall promptly notify the Landlord of any maintenance issues, damage, or necessary repairs.

  • Tenant Responsibilities: The Tenant is responsible for minor repairs and upkeep, including cleaning drains, changing light bulbs, and replacing air filters.

  • Landlord Responsibilities: The Landlord is responsible for repairs to the structure, plumbing, electrical systems, and major appliances. If repairs are needed due to Tenant neglect or misuse, the cost of such repairs will be deducted from the security deposit.

7. Rules and Regulations

The Tenant agrees to comply with the following rules and regulations to ensure the safety and comfort of all residents:

  • Noise Restrictions: No loud noise or disturbance after 10:00 PM.

  • Pets: Pets are permitted with a $200 non-refundable pet deposit and must be disclosed to the Landlord. The Tenant is responsible for cleaning up after pets and ensuring they do not disturb neighbors.

  • Smoking: Smoking is prohibited inside the Premises. Smoking is allowed in designated outdoor areas only.

  • Parking: One designated parking spot is included. Any additional vehicles or guest parking must be arranged with the Landlord.

8. Insurance

The Tenant is encouraged to obtain renter's insurance to cover personal belongings and liability. The Landlord is not responsible for any loss or damage to the Tenant’s property.

9. Termination and Early Release

Either party may terminate this Lease Agreement by providing 30 days written notice to the other party. If the Tenant chooses to vacate the Premises before the Lease Term's expiration, the Tenant agrees to forfeit the security deposit and may be required to pay an early termination fee of one month’s rent.

If the Landlord wishes to terminate the Lease early, they must provide the Tenant with 90 days written notice, and the Tenant will be entitled to a refund of any rent paid for the remaining portion of the Lease Term.

10. Subletting

Subletting or assignment of this Agreement to any third party is prohibited unless written consent is obtained from the Landlord. Unauthorized subletting will be grounds for eviction.

11. Signatures

By signing below, both parties acknowledge and agree to the terms and conditions outlined in this Lease Agreement. Any amendments or modifications to this Agreement must be in writing and signed by both parties.
