I am the sole legal owner of the Property described above. The title is held in my name, free from liens, encumbrances, or adverse claims, except as disclosed herein.
2. Absence of Encumbrances
No mortgages, deeds of trust, tax liens, or other encumbrances exist on the Property except the following, if any:

Mortgage held by First National Bank, recorded on May 10, 2045, in Book 5600, Page 120.
3. No Adverse Claims
I have not received any notice of adverse claims or disputes concerning the ownership or use of the Property.
IV. Legal Disclosures
1. Pending Legal Actions
There are no pending legal actions, judgments, or claims against me that may affect the title to the Property.
2. Tax Status
All property taxes for the Property have been paid in full through the tax year 2050.
