Simple Parking Space Rental Agreement
1. Agreement Overview
This Parking Space Rental Agreement ("Agreement") is made and entered into as of the November 13, 2055 by and between Brenda Boyle ("Landlord") and Cyrus Ortiz ("Tenant"). This Agreement outlines the terms and conditions under which the Landlord will rent to the Tenant a parking space.
2. Premises
The Landlord agrees to rent to the Tenant a parking space located at Miami, FL 33103 ("Premises"). The Premises shall be used for parking the Tenant's motor vehicle only.
3. Term
The term of this Agreement shall commence on November 15, 2055 and shall continue on a month-to-month basis until terminated by either party with a 15 day written notice.
4. Rent
The Tenant agrees to pay the Landlord a monthly rental fee of $1200 payable in advance on or before the 18th of each month.
5. Security Deposit
The Tenant shall deposit with the Landlord the sum of $600 as a security deposit. This deposit shall be held by the Landlord as security for the faithful performance by the Tenant of the terms herein. The security deposit will be refunded to the Tenant upon termination of this Agreement, less any deductions for damages or unpaid rent.
6. Use of Premises
The Tenant shall use the Premises solely for parking the following vehicle: [Vehicle Description]. The Tenant shall not use the Premises for any illegal purpose and shall comply with all laws, ordinances, regulations, and community rules applicable to the use of the Premises.
7. Maintenance and Repairs
The Tenant shall keep the Premises in a clean and sanitary condition and shall not litter or damage the Premises. The Tenant shall promptly notify the Landlord of any needed repairs or unsafe conditions. The Landlord, at their sole discretion, shall determine the necessity and extent of repairs required.
8. Termination
Either party may terminate this Agreement by providing 15 days written notice to the other party. Upon termination, the Tenant shall vacate the Premises and remove all personal property.
9. Liability
The Landlord shall not be liable for any loss, damage, or injury of any kind to the Tenant or the Tenant's property arising from or related to this Agreement, unless caused by the Landlord's negligence or willful misconduct.
10. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Florida.
11. Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior oral or written agreements, understandings, or arrangements between them.
12. Amendments
This Agreement may only be altered or amended by a written document signed by both the Landlord and the Tenant.
