Lease

This Lease Agreement ("Agreement") is made and entered into as of December 18, 2066, by and between [YOUR COMPANY NAME], hereinafter referred to as the "Landlord," and Clint Renner, hereinafter referred to as the "Tenant." Both parties agree to the following terms and conditions:

I. PROPERTY DESCRIPTION

The Landlord hereby leases to the Tenant the property located at Detroit, MI 48201, including any fixtures and amenities described as follows:

  • Refrigerator

  • Stove

  • Dishwasher

  • Washer/Dryer unit

II. TERM OF LEASE

This Lease shall commence on January 1, 2067 and shall terminate on December 31, 2067.

III. RENT PAYMENTS

  1. Amount: The Tenant agrees to pay the Landlord monthly rent of $1,200.

  2. Due Date: Rent payments shall be due on or before the 5th of each calendar month.

  3. Payment Method: Rent shall be paid by check or electronic transfer, to the Landlord at [YOUR COMPANY ADDRESS].

  4. Late Fee: A late fee of $50 will be applied if payment is not received by 5 days after the due date.

IV. SECURITY DEPOSIT

  1. Amount: The Tenant shall pay a security deposit of $1,200 upon signing this Agreement.

  2. Conditions for Refund: The security deposit will be refunded within 30 days after the termination of this Lease, provided there are no damages beyond normal wear and tear and all obligations under this Lease have been met.

V. UTILITIES AND SERVICES

  1. The Tenant shall be responsible for payment of the following utilities and services:

    • Electricity

    • Gas

    • Water

    • Internet

  2. The Landlord shall be responsible for payment of the following utilities and services:

    • Trash removal

    • Lawn maintenance

VI. OCCUPANTS

The property shall only be occupied by the Tenant and the following individuals:

  • N/A.

VII. USE OF PREMISES

The Tenant agrees to use the premises solely for residential purposes and shall not:

  • Engage in any illegal activities on the property.

  • Make any alterations without prior written consent from the Landlord.

VIII. MAINTENANCE AND REPAIRS

  1. Landlord Responsibilities: The Landlord shall be responsible for repairs to:

    • Roof

    • Plumbing

    • Electrical systems

  2. Tenant Responsibilities: The Tenant shall maintain the premises in good condition and promptly report any damage or need for repair to the Landlord.

IX. PET POLICY

Pets ARE NOT allowed on the premises.

X. ENTRY AND INSPECTIONS

The Landlord may enter the premises for inspection or repairs with prior notice of at least 24 hours, except in cases of emergency.

XI. TERMINATION

Upon termination of this Lease, the Tenant shall:

  • Vacate the premises by December 31, 2067.

  • Remove all personal belongings and return all keys.

XII. DEFAULT

If the Tenant fails to comply with any terms of this Lease, the Landlord may:

  1. Serve a notice to cure the default within 7 days.

  2. Terminate the Lease if the default is not remedied.

XIII. GOVERNING LAW

This Lease shall be governed by the laws of the State of Michigan.

XIV. ENTIRE AGREEMENT

This Agreement constitutes the entire agreement between the parties and supersedes any prior understandings. Any modifications must be in writing and signed by both parties.
