Month-to-Month Lease


This Month-to-Month Lease Agreement ("Agreement") is made and entered into on this December 18, 2055, by and between [YOUR COMPANY NAME] ("Landlord"), and Lester Nolan ("Tenant"). The Landlord and Tenant may collectively be referred to as the "Parties."

This Agreement shall govern the lease of the residential property located at Orlando, FL 32801 ("Premises").


I. TERM OF THE LEASE

The term of this lease shall commence on January 1, 2056 and will continue on a month-to-month basis until terminated by either party, with proper notice as outlined in Section IV. This lease may be terminated by either party at any time with written notice, as specified below.


II. RENT

  1. Amount: Tenant agrees to pay the Landlord $1,500 per month as rent for the Premises.

  2. Due Date: Rent shall be due on the 1st of each month.

  3. Late Payment: If rent is not paid by the 5th of the month, a late fee of $50 will be assessed.


III. SECURITY DEPOSIT

Tenant shall deposit with the Landlord the sum of $1,500 as a security deposit, which shall be refundable at the end of the lease term, subject to the condition of the Premises and the terms outlined in this Agreement.


IV. TERMINATION OF THE LEASE

  1. Notice Requirement: Either party may terminate this lease by providing written notice at least 30 days prior to the intended termination date.

  2. Default: If Tenant fails to pay rent or breaches any other provision of this Agreement, the Landlord may terminate the lease with 30 days written notice.


V. USE OF PREMISES

  1. The Premises shall be used and occupied solely for residential purposes by Tenant and their immediate family members.

  2. Tenant agrees not to engage in any unlawful activities or disturbances that would negatively affect the peace and quiet of the neighbors or the property.


VI. MAINTENANCE AND REPAIRS

  1. Tenant is responsible for keeping the Premises in a clean, safe, and sanitary condition.

  2. Landlord shall be responsible for repairing and maintaining the structural elements of the building, plumbing, heating, and electrical systems, except for damages caused by Tenant's misuse or neglect.


VII. UTILITIES

Tenant shall be responsible for the payment of all utilities associated with the Premises, including but not limited to electricity, gas, water, and trash removal unless otherwise specified in writing by the Landlord.


VIII. PETS

Pets are not permitted on the Premises unless authorized in writing by the Landlord. If pets are allowed, Tenant shall pay a non-refundable pet deposit of $250 and agrees to adhere to all pet-related rules set forth by the Landlord.


IX. INSPECTIONS

The Landlord or their agents shall have the right to inspect the Premises with reasonable notice, or without notice in the event of an emergency.


X. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the state of Florida.


XI. ENTIRE AGREEMENT

This Agreement represents the entire understanding of the Parties and supersedes any prior discussions or written agreements between them. Any amendments to this Agreement must be in writing and signed by both Parties.


XII. SIGNATURES

By signing below, both Parties agree to the terms and conditions set forth in this Month-to-Month Lease Agreement.
