I. PARTIES

This Lease Agreement ("Agreement") is entered into on March 15, 2059 by and between [YOUR NAME] ("Landlord") and Edgar Spencer ("Tenant").

The Landlord and Tenant agree to the terms outlined in this Agreement.

II. PROPERTY

  • The Landlord leases to the Tenant the property located at Virginia Beach, VA 23450 ("Premises").

  • The Premises include refrigerator, stove, washer, and dryer, if applicable.

III. TERM

The term of this lease begins on April 1, 2059 and:

IV. RENT

VI. UTILITIES AND SERVICES

Utilities and services shall be handled as follows:

  • Landlord is responsible for water and trash removal.

  • Tenant is responsible for electricity, internet, and cable.

VII. OCCUPANTS

The Premises shall only be occupied by the Tenant and the following individuals: N/A.

VIII. MAINTENANCE AND REPAIRS

  1. Tenant shall:

    • Keep the Premises clean and in good condition.

    • Notify the Landlord promptly of any repairs needed.

  2. Landlord shall:

    • Address necessary repairs within a reasonable timeframe.

IX. PET POLICY

Pets ARE allowed. If allowed, Tenant must pay a pet deposit of $300 and adhere to the following restrictions: Maximum of 2 pets, dogs and cats only, each under 50 lbs.

X. TERMINATION

  1. Either party may terminate this Agreement by providing written notice of 30 days.

  2. Upon termination, the Tenant must return the Premises in clean condition and remove all personal belongings.

XI. ADDITIONAL TERMS

The Tenant must maintain renter’s insurance with a minimum liability coverage of $100,000 throughout the term of the lease.
