Property Lease
I. PARTIES
This Property Lease Agreement ("Lease") is made and entered into on January 15, 2060, by and between:

II. PREMISES

III. TERM OF LEASE

V. SECURITY DEPOSIT

VII. MAINTENANCE AND REPAIRS

The Tenant is responsible for maintaining the Premises in a clean and sanitary condition.

The Lessor shall be responsible for any major repairs necessary to keep the Premises habitable, unless the damage was caused by the Tenant's negligence or misuse.
VIII. UTILITIES
The Tenant shall be responsible for the payment of all utilities, including but not limited to water, gas, electricity, internet, unless otherwise specified in this Lease.
IX. ALTERATIONS
The Tenant shall not make any alterations or improvements to the Premises without the prior written consent of the Lessor. Any approved alterations shall become the property of the Lessor at the end of the Lease term, unless otherwise agreed upon.
X. TERMINATION AND RENEWAL

Either party may terminate this Lease by providing written notice at least 30 days before the end of the Lease term.

The Lease may be renewed upon mutual written agreement of both parties.
XI. INSURANCE

The Tenant is responsible for obtaining renters' insurance to cover personal property and liability.

The Lessor is not responsible for any loss or damage to the Tenant's personal property.
XII. GOVERNING LAW
This Lease shall be governed by and construed in accordance with the laws of the state of Missouri.
XIII. ADDITIONAL TERMS

The Premises is part of a multi-unit building. The Tenant agrees to adhere to all building rules and regulations, including noise restrictions and waste disposal guidelines.

The Tenant is responsible for maintaining the exterior balcony in a clean and orderly condition.
