I. PARTIES TO THE LEASE
This Fixed-Term Lease Agreement ("Agreement") is entered into on [DATE], by and between:

The Tenant shall not make any alterations, additions, or improvements to the property without prior written consent from the Landlord.
XI. INSURANCE
The Landlord recommends that the Tenant obtain renter's insurance to cover personal belongings and liability. The Landlord's insurance does not cover the Tenant's property.
XII. TERMINATION
This Agreement may be terminated under the following conditions:

By mutual agreement of both parties.

By the Landlord for cause, including nonpayment of rent or violation of lease terms.

XIII. DEFAULT AND REMEDIES
If the Tenant defaults on this Agreement, the Landlord may take legal action to recover possession of the property, unpaid rent, and damages.
XIV. GOVERNING LAW

XV. ENTIRE AGREEMENT
