Short-Term Lease Agreement
I. LEASED PREMISES
The Landlord agrees to lease to the Tenant the property located at Oklahoma City, OK 73101 (the “Premises”), including the following amenities and/or furnishings:
II. TERM OF THE LEASE
This Agreement shall begin on January 15, 2062, and shall terminate on July 15, 2062, unless terminated earlier in accordance with the terms of this Agreement.
III. RENTAL PAYMENTS
The Tenant agrees to pay the Landlord rent in the amount of $1,500 per month, payable in advance on the 1st day of each month. Payments shall be made via:

IV. SECURITY DEPOSIT
The Tenant shall pay a security deposit of $1,500, due on or before January 10, 2062. This deposit shall be held to cover damages beyond normal wear and tear or unpaid rent, in accordance with Oklahoma state laws.
V. UTILITIES AND SERVICES
The following utilities and services will be:
Provided by the Landlord: Water, trash removal, and landscaping services.
Paid directly by the Tenant: Electricity, gas, and internet.
VI. OCCUPANTS
Only the Tenant and the following individuals are authorized to occupy the Premises:
Subletting or allowing additional occupants without the Landlord’s prior written consent is prohibited.
VII. MAINTENANCE AND REPAIRS
The Tenant shall maintain the Premises in a clean and habitable condition. The Tenant shall notify the Landlord promptly of any damage or required repairs. The Landlord shall be responsible for major repairs not caused by Tenant negligence.
VIII. RULES AND REGULATIONS
The Tenant agrees to abide by the following rules:
No smoking inside the Premises.
No pets are allowed without prior written consent from the Landlord.
The Tenant must not conduct illegal activities on the Premises.
IX. TERMINATION AND RENEWAL
At the expiration of this Agreement, the Tenant shall vacate the Premises unless both parties agree to extend the term in writing.
X. DEFAULT
In the event of default by the Tenant, including non-payment of rent or violation of this Agreement, the Landlord may terminate the lease and pursue remedies as provided by law.
XI. GOVERNING LAW
This Agreement shall be governed by the laws of the State of Oklahoma.
XII. ENTIRE AGREEMENT
This Agreement constitutes the entire understanding between the parties and supersedes any prior agreements, oral or written. Any amendments to this Agreement must be in writing and signed by both parties.
