Free Customizable Tenancy Agreement

This Tenancy Agreement is made on January 1, 2065, between [YOUR NAME], referred to as "the Landlord," and Etha Lehner, referred to as "the Tenant."
This Agreement outlines the terms and conditions under which the Tenant will rent the property at Cleveland, OH 44101, from the Landlord.
I. Definitions
"Landlord" refers to [YOUR NAME].
"Tenant" refers to Etha Lehner.
"Premises" refers to the property located at Cleveland, OH 44101.
"Lease Term" refers to the period of tenancy as outlined in this Agreement.
II. Term of Tenancy
The tenancy shall begin on January 15, 2065, and end on January 14, 2066, unless terminated earlier in accordance with this Agreement.
Upon expiration of the Lease Term, the tenancy may:
Convert to a month-to-month basis with mutual agreement.
Be renewed for an additional term with written notice.
III. Rent
The Tenant agrees to pay a monthly rent of $3,500, payable in advance on the 1st day of each month.
Payments shall be made via electronic transfer to the Landlord at Sun Bank, Account Number: 5678901234.
A late fee of $100 will apply if payment is not received by the 5th day of the month.
IV. Security Deposit
The Tenant shall pay a security deposit of $3,500 upon signing this Agreement.
The deposit will be held to cover damages, unpaid rent, or other breaches of this Agreement.
The deposit will be returned to the Tenant within 30 days after the termination of this Agreement, less any deductions.
V. Maintenance and Repairs
The Tenant shall maintain the Premises in a clean and habitable condition.
Repairs required due to normal wear and tear will be the responsibility of the Landlord.
The Tenant must promptly notify the Landlord of any damage or repair needs.
VI. Utilities and Other Expenses
The Tenant shall be responsible for the following utilities and services: electricity, water, gas, and internet.
The Landlord shall cover property taxes, structural maintenance, and garbage collection.
VII. Use of Premises
The Tenant shall use the Premises solely for commercial office purposes.
The Tenant shall not sublet or assign the property without written consent from the Landlord.
Pets are not permitted on the property.
VIII. Entry and Inspections
The Landlord may enter the Premises for inspections, repairs, or showings with at least 24 hours' written notice, except in cases of emergency.
IX. Termination
Either party may terminate this Agreement by providing written notice of 30 days.
Early termination by the Tenant may result in forfeiture of the security deposit or other penalties as outlined.
X. Governing Law
This Agreement shall be governed by the laws of Ohio, United States.
XI. Additional Terms and Conditions
The Tenant shall not make structural modifications to the Premises without prior written approval from the Landlord.
Parking for 5 vehicles is included in the lease.
Any violation of local zoning regulations will be the sole responsibility of the Tenant.
