Free Roommate Tenancy Agreement

I. PARTIES TO THE AGREEMENT
This Roommate Tenancy Agreement ("Agreement") is made effective as of January 15, 2066 by and between:
[YOUR NAME], hereinafter referred to as the "Landlord,"
Winona Harvey, hereinafter referred to as the "Roommate."
II. PREMISES
The Landlord agrees to rent the premises located at Plano, TX 75023, hereinafter referred to as the "Premises," to the Roommate for the term of this Agreement.
III. TERM OF AGREEMENT
This Agreement shall begin on January 15, 2066 and shall continue on a month-to-month basis until terminated by either party as provided herein.
IV. RENT AND PAYMENT TERMS
The Roommate agrees to pay a monthly rent of $850.00 due on the 1st day of each month.
Rent payments should be made to [YOUR NAME], via bank transfer to account number 123456789.
The first rent payment is due on January 15, 2066.
A late fee of $50.00 will be charged if rent is not paid within 5 days after the due date.
V. SECURITY DEPOSIT
The Roommate shall pay a security deposit of $850.00 to cover any potential damage to the Premises.
The security deposit is refundable at the end of the tenancy, less any deductions for damage or unpaid rent.
The security deposit will be returned to the Roommate within 30 days after the termination of the tenancy.
VI. UTILITIES AND SERVICES
The following utilities and services are included in the rent:
Water, Electricity, Gas, Internet.
The Roommate is responsible for the payment of the following:
Cable television (if desired).
VII. HOUSE RULES AND RESPONSIBILITIES
The Roommate agrees to maintain the cleanliness and good condition of their assigned areas and common spaces.
Quiet hours are from 10:00 PM to 8:00 AM.
Smoking is not allowed in the Premises.
Pets are not allowed, unless otherwise agreed in writing.
The Roommate shall not make any alterations or improvements to the Premises without prior written consent from the Landlord.
VIII. TERMINATION OF AGREEMENT
Either party may terminate this Agreement by providing 30 days written notice.
If the Roommate wishes to vacate early, they must notify the Landlord at least 30 days in advance and may be required to pay an early termination fee of $250.00.
Upon termination, the Roommate agrees to return all keys, passcodes, and any other property of the Landlord.
IX. LIABILITY AND INDEMNIFICATION
The Landlord shall not be held liable for any injury, loss, or damage to the Roommate's personal property or person unless due to the Landlord's negligence.
The Roommate agrees to indemnify and hold harmless the Landlord from any claims arising out of their use of the Premises.
X. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the state of Texas.
XI. ENTIRE AGREEMENT
This Agreement constitutes the entire understanding between the parties. Any amendments must be made in writing and signed by both parties.
XII. SIGNATURES
By signing below, both parties agree to abide by the terms and conditions outlined in this Agreement.
