  • Landlord Responsibilities: The Landlord shall ensure that the Premises comply with California habitability laws and address necessary repairs within a reasonable timeframe.

IX. Alterations

The Tenant may not make alterations, additions, or improvements to the Premises without the Landlord's prior written consent.

X. Entry by Landlord

The Landlord may enter the Premises with prior notice of at least 24 hours for purposes such as repairs, inspections, or showings, except in emergencies as allowed by California law.

XI. Termination of Tenancy

  • Notice Requirements: Either party must provide written notice of 30 days to terminate this Agreement in compliance with California law.

  • Return of Security Deposit: The Landlord will return the security deposit within 21 days of the Tenant vacating the Premises, less any deductions for damages beyond normal wear and tear.

XII. Governing Law

This Agreement shall be governed by the laws of the State of California.

XIII. Additional Terms and Conditions

  • No smoking is permitted inside the Premises.

  • Pets are not allowed without prior written consent from the Landlord.
