Room Occupancy Contract


This Room Occupancy Contract (the "Contract") is entered into on this 9th day of January 2050, by and between:

I. Agreement Overview

This Contract governs the occupancy of the room by the Occupant at the property located at [Your Company Address] (the "Premises"). The assigned room is Room 301. The Occupant will also share common spaces, such as the kitchen, bathroom, and living room, with other tenants of the property.


II. Duration of the Agreement

The term of this Contract will begin on February 1, 2050, and shall end on February 1, 2051, unless earlier terminated in accordance with the provisions of this Contract.


III. Rent Payment

  1. Monthly Rent:
    The Occupant agrees to pay the Landlord a monthly rent of $1,100 for the use of the room and access to shared spaces.

  2. Due Date:
    Rent is due on the 1st of each month.

  3. Late Payment:
    Any rent not paid within 5 days of the due date will incur a late fee of $50. If payment is not made after 10 days, the Landlord reserves the right to take legal action.


IV. Security Deposit

  1. Amount:
    The Occupant agrees to pay a security deposit of $1,100 prior to the commencement of the tenancy.

  2. Return of Deposit:
    The security deposit will be refunded to the Occupant at the end of the Contract term, subject to deductions for any damage or unpaid rent.


V. Occupant Responsibilities

The Occupant agrees to:

  • Keep the Room Clean:
    The Occupant must maintain the room in a clean and orderly condition, ensuring it remains habitable throughout the term.

  • Use of Shared Spaces:
    The Occupant is responsible for keeping common areas clean and orderly. This includes the kitchen, bathroom, and living room. The Occupant must respect other tenants and their privacy.

  • No Unauthorized Guests:
    The Occupant shall not allow guests to stay in the room for more than 48 hours without prior approval from the Landlord.


VI. Maintenance and Repairs

  1. Landlord’s Duty:
    The Landlord is responsible for ensuring that the Premises, including the plumbing, electrical systems, and structural components, are maintained in a habitable condition.

  2. Occupant’s Duty:
    The Occupant is responsible for reporting any damage or maintenance issues to the Landlord immediately. Unauthorized alterations or repairs to the room or common areas are prohibited.


VII. Utilities

  • Paid by the Occupant:
    The Occupant is responsible for the following utilities:

    • Electricity

    • Water

    • Internet and Telephone

  • Paid by the Landlord:
    The Landlord will cover the following utilities:

    • Gas

    • Trash Collection


VIII. House Rules

  1. Quiet Hours:
    The Occupant agrees to maintain quiet during designated hours of 10:00 PM to 7:00 AM, to ensure a peaceful living environment for all tenants.

  2. Smoking:
    Smoking is strictly prohibited inside the Premises. Designated outdoor smoking areas are provided.

  3. Pets:
    Pets are not allowed unless written consent is given by the Landlord.

  4. Guest Policy:
    Guests are allowed but must be registered with the Landlord. The Occupant is responsible for their guests' actions.


IX. Termination of Contract

  1. Notice of Termination:
    Either party may terminate the Contract by providing 30 days’ written notice to the other party.

  2. Early Termination:
    If the Occupant chooses to terminate the Contract early, the Occupant will forfeit part of the security deposit and may be required to pay any unpaid rent for the remainder of the term.


X. Governing Law

This Contract shall be governed by and construed in accordance with the laws of the State of Texas.


XI. Signatures

By signing below, both parties acknowledge that they have read and agree to the terms and conditions of this Room Occupancy Contract.
