SELF STORAGE CONTRACT
This Self Storage Contract (“Contract”) is entered into by and between [Your Name] (“Owner”), having its principal place of business at [Your Company Address], and [Client's Name] (“Renter”), residing at [Renter's Address], effective on [Effective Date].
1. STORAGE UNIT
1.1 Description: The Owner agrees to lease to the Renter the space identified as Unit #[Unit Number], located at the address [Storage Facility Address]. The Renter shall use the said unit solely for storage of personal property, goods, or vehicles.
1.2 Access: The Renter shall have access to the Storage Unit during the facility's regular business hours or as otherwise agreed upon by the Owner and Renter.
1.3 Alterations: The Renter shall not make any alterations or additions to the Storage Unit without the prior written consent of the Owner.
2. RENT FEES AND TERMS
2.1 Monthly Rent: The monthly rental payment for the Storage Unit is [amount] dollars, payable on the first day of every calendar month.
2.2 Payment Terms: Rent payments are due in advance. Late payments will incur a late fee of [Late Fee Amount] dollars if not received by the fifth day of the month.
2.3 Initial Rental Period: The initial rental period is for a minimum of one (1) month, beginning on the [Effective Date].
3. SECURITY DEPOSIT
3.1 Deposit Amount: The Renter agrees to provide a security deposit equal to one (1) month's rental charge.
3.2 Refund: The deposit will be returned to the Renter, less any deductions for unpaid rent, damages beyond normal wear and tear, or any other amount owed to the Owner under this Contract.
3.3 Use of Security Deposit: The security deposit may not be used to pay rent unless specifically agreed upon by both parties in writing.
4. LIABILITY
4.1 Owner's Liability: The Owner is not responsible for any loss or damage to the Renter's property while stored on the Owner's premises.
4.2 Renter's Responsibility: The Renter will hold the Owner harmless from any claims or costs related to any damage or injury occurring in the leased Storage Unit, except in cases of gross negligence or willful misconduct by the Owner.
4.3 Indemnification: The Renter agrees to indemnify and hold harmless the Owner from and against any claims, liabilities, damages, losses, and expenses, including but not limited to attorney's fees, arising out of or related to the Renter's use of the Storage Unit.
4.4 Insurance: The Renter acknowledges that the Owner does not provide insurance coverage for the Renter's stored items and that it is the Renter's responsibility to obtain adequate insurance coverage.
4.5 Limitation of Liability: In no event shall the Owner be liable to the Renter for any indirect, incidental, consequential, special, or punitive damages, including but not limited to loss of profits, arising out of or related to this Contract.
4.6 Property Condition: The Renter agrees to inspect the Storage Unit before storing any items and acknowledges that the Owner has no obligation to maintain or repair the Storage Unit unless otherwise agreed in writing.
5. DEFAULT
5.1 Non-Payment: If the Renter fails to pay the rent when due, the Owner has the right to terminate this Contract and deny the Renter access to the Storage Unit.
5.2 Other Defaults: If the Renter fails to comply with any other terms of this Contract, the Owner may give the Renter written notice of the default and allow a cure period of [Number of Days] days. If the default is not cured within the cure period, the Owner may terminate this Contract.
6. TERMINATION
6.1 Notice: Either party can terminate this Contract with 30 days’ notice.
6.2 Abandoned Property: Upon termination, whether by the Renter or the Owner, the Renter must remove all items and vacate the Storage Unit by the termination date. Failure to do so will result in the Owner taking possession of the remaining items and disposing of them at the Renter’s expense.
6.3 Early Termination: If the Renter wishes to terminate this Contract before the end of the initial rental period, the Renter must provide written notice to the Owner and pay an early termination fee equal to [Fee Amount] dollars.
6.4 Owner's Right to Terminate: The Owner reserves the right to terminate this Contract at any time for any reason by providing the Renter with 30 days’ written notice.
6.5 Vacating the Storage Unit: Upon termination, whether by the Renter or the Owner, the Renter must remove all items and vacate the Storage Unit by the termination date. Failure to do so will result in the Owner taking possession of the remaining items and disposing of them at the Renter’s expense.
7. INSURANCE
7.1 Insurance Requirement: The Renter is responsible for obtaining insurance for their stored items.
7.2 Proof of Insurance: The Renter must provide the Owner with proof of insurance coverage upon request. The insurance policy must name the Owner as an additional insured or interested party.
7.3 Coverage Requirement: The Renter must maintain insurance coverage for their stored items for the duration of this Contract. The insurance policy must cover loss or damage due to fire, theft, vandalism, and other perils.
7.4 Proof of Insurance: The Renter must provide the Owner with proof of insurance coverage upon request. The insurance policy must name the Owner as an additional insured or interested party.
7.5 Insurance Options: The Renter may purchase insurance coverage through a third-party insurance provider or through a policy offered by the Owner. If the Renter chooses to purchase insurance through the Owner, the cost of the insurance will be added to the monthly rent.
8. LEGAL COMPLIANCE
8.1 Prohibited Items: The Renter agrees not to store any illegal substances, explosives, perishable goods, or hazardous materials in the Storage Unit.
8.2 Compliance with Laws: The Renter agrees to comply with all applicable laws and regulations regarding the use of the Storage Unit.
9. GOVERNING LAW
9.1 Jurisdiction: This Contract shall be governed by and construed in accordance with the laws of the State of [State]. Any legal action arising out of or relating to this Contract shall be brought in the courts of [County], [State].
9.2 Severability: If any provision of this Contract is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

10.3 Modification: Any modification of this Contract must be in writing and signed by both parties.
10.4 Waiver: The waiver by either party of a breach of any provision of this Contract shall not operate as or be construed to be a waiver of any other breach of that provision or any other provision of this Contract.
10.5 Binding Effect: This Contract shall be binding upon and inure to the benefit of the parties hereto and their respective successors and assigns.
