I. Introduction

This Vesting Deed ("Deed") is made and entered into on [Date], between: [Your Name], hereinafter referred to as the "Grantor," residing at [Your Company Address], and [Buyer's Name], hereinafter referred to as the "Grantee," residing at [Buyer's Address].

II. Background

A. Property Details

  • The Grantor is the legal owner of the real property located at 123 Main Street, Anytown, USA, hereinafter referred to as the "Property."

  • The Property is described in detail in Exhibit A attached hereto and incorporated herein by reference.

B. Transfer Details

  • The Grantor agrees to transfer and convey all of their right, title, and interest in and to the Property to the Grantee.

  • The Grantee agrees to accept the transfer and conveyance of the Property from the Grantor.

III. Terms of Transfer

A. Purchase Price

  • The purchase price for the Property is $500,000, payable by the Grantee to the Grantor in the manner specified in Section III.B below.

B. Payment Terms

The Grantee shall pay the purchase price to the Grantor in the following manner:

  • Payment Schedule: Lump Sum

  • Payment Method: Wire Transfer

C. Title and Encumbrances

  • The Grantor represents and warrants that they have good and marketable title to the Property, free and clear of all liens, encumbrances, and defects.

  • The Grantee accepts the Property subject to any easements, restrictions, covenants, and conditions of record affecting the Property.

IV. Closing

A. Date and Location

  • The closing of the transfer contemplated by this Deed shall take place on June 1st, 2024, at the law offices of Smith & Associates, located at 456 Oak Street, Anytown, USA.

B. Closing Documents

  • The Parties agree to execute and deliver any additional documents necessary to effectuate the transfer of the Property, including but not limited to a deed, bill of sale, and any necessary affidavits or disclosures.

V. Miscellaneous Provisions

A. Governing Law

  • This Deed shall be governed by and construed following the laws of [Jurisdiction].

B. Entire Agreement

  • This Deed constitutes the entire agreement between the Parties concerning the subject matter hereof and supersedes all prior and contemporaneous agreements and understandings, whether written or oral.

VI. Execution

This Deed may be executed in counterparts, each of which shall be deemed an original, but all of which together shall constitute the same instrument.
