DEED OF SALE

Parties Involved

This Deed of Sale is made and entered into this day of month, year, by and between:

Seller:Seller Name, residing at Seller Address.

Buyer:Buyer Name, residing at Buyer Address.

Property Description

The Seller hereby agrees to sell, and the Buyer hereby agrees to purchase, under the terms and conditions set in this Deed, the property situated in the County of County Name, State of California, and more particularly described as follows:

Legal Property Description

Purchase Price

The total purchase price for the property is Purchase Price dollars ($Amount in figures), to be paid by the Buyer to the Seller as follows:

  • Deposit Amount dollars ($Deposit in figures) upon execution of this Deed.

  • The remaining balance of Remaining Balance dollars ($Balance in figures) on or before the closing date.

Closing Date

The closing of the sale shall occur on or before Closing Date, unless otherwise mutually agreed upon in writing by both parties.

Title and Easements

The Seller warrants that the property is free and clear of any liens, encumbrances, or easements, except as set forth in the property description above. The Seller agrees to execute and deliver any further documents necessary to convey the title of the property to the Buyer.

Risk of Loss

The risk of loss or damage to the property, by fire or any other casualty, shall be borne by the Seller until the closing date.

Possession

Possession of the property shall be delivered to the Buyer on the closing date, subject to the conditions of this Deed being met.

Prorations

The Seller and the Buyer agree to prorate the property taxes, utilities, and other charges related to the property as of the closing date.

Governing Law

This Deed shall be governed by, and construed in accordance with, the laws of the State of California.

Entire Agreement

This Deed constitutes the entire agreement between the parties regarding the subject matter hereof and supersedes all prior agreements or understandings, oral or written.

Execution
