TO HAVE AND TO HOLD the above-described premises unto the Grantee, and to Grantee’s heirs and assigns forever.
AND THE GRANTOR does hereby covenant with the Grantee, and the Grantee’s heirs and assigns, that the Grantor is lawfully seized in fee simple of the above-described premises, has good right and full power to convey the same, that the premises are free from all encumbrances except as hereinbefore set forth, and that the Grantor will warrant and defend the title to the premises against all claims and demands whatsoever.
