This Survivorship Deed is made and entered into on this [Date], by and between [Your Name], hereinafter referred to as the "Grantor", and [Grantee's Name], hereinafter referred to as the "Grantee".

I. RECITALS

WHEREAS, the Grantor is the lawful owner of certain real property located at [Property Address], legally described as [Legal Description of Property], hereinafter referred to as the "Property";

WHEREAS, the Grantor desires to convey all of their right, title, and interest in the Property to the Grantee;

WHEREAS, the Grantor and the Grantee intend to hold the Property as joint tenants with rights of survivorship;

NOW, THEREFORE, in consideration of the premises and mutual covenants contained herein, the Grantor does hereby convey and warrant to the Grantee the following:

The Grantor does hereby grant, convey, and warrant unto the Grantee, and to the Grantee's heirs and assigns forever, an undivided one-half (1/2) interest in and to the Property, to have and to hold the same, together with all rights, privileges, and appurtenances thereto belonging, subject to the following terms and conditions:

III. JOINT TENANCY WITH RIGHT OF SURVIVORSHIP

The Grantor and the Grantee shall hold the Property as joint tenants with rights of survivorship. In the event of the death of either joint tenant, the interest of the deceased joint tenant shall pass automatically to the surviving joint tenant(s) without the need for probate or any further action.

IV. WARRANTY

The Grantor hereby covenants that they are lawfully seized in fee simple of the Property, have good right to convey the same, and that the Property is free and clear of all encumbrances.

V. GENERAL PROVISIONS

This Deed shall be binding upon the Grantor and the Grantee, and their respective heirs, successors, and assigns.

VI. GOVERNING LAW

This Deed shall be governed by and construed under the laws of the state of [State]. Any disputes arising out of or in connection with this Deed shall be subject to the exclusive jurisdiction of the courts located in [County], [State].
