1. Property Description

The Tenant shall be responsible for all utilities associated with the Premises, including but not limited to water, electricity, and internet, unless otherwise specified in this Agreement.

7. Use of Premises
The Premises shall be used solely for office purposes. The Tenant shall not make any alterations or improvements without prior written consent from the Landlord.

8. Rules and Regulations
The Tenant agrees to comply with all applicable laws, regulations, and zoning ordinances. The Tenant shall adhere to the following rules: no smoking, no pets.

9. Termination
Either party may terminate this Agreement with 60 days' written notice. In the event of early termination, the Tenant shall vacate the Premises and return the keys to the Landlord.
