1. Property:
The Lessor agrees to lease to the Lessee the condominium unit located at 789 Lakeview Drive, Unit 34A, Riverfront Towers, New City, NY 10003, referred to hereafter as "the Property."
2. Lease Term:
The lease shall commence on September 1, 2051, and shall continue until August 31, 2052, unless terminated in accordance with the provisions of this Agreement.
3. Rent:
The Lessee agrees to pay the Lessor a monthly rent of $3,200.00, payable in advance on the first day of each month. Rent payments shall be made via bank transfer to the Lessor’s designated account.
4. Security Deposit:
The Lessee shall provide a security deposit of $3,200.00 prior to the commencement of the lease. This deposit will be held by the Lessor as security against any damage to the Property or unpaid rent and will be returned to the Lessee within 30 days after the end of the lease, provided there are no outstanding issues.
5. Utilities:
The Lessee is responsible for paying all utility bills, including electricity, water, gas, and internet services, associated with the Property during the lease term.
6. Maintenance and Repairs:
The Lessee agrees to maintain the Property in good condition and is responsible for routine maintenance. Any damages beyond normal wear and tear will be repaired at the Lessee’s expense.
7. Use of Property:
The Property shall be used solely as a private residence for the Lessee and their immediate family. The Lessee shall not engage in any illegal activities or conduct that would disturb the peace of the building or neighboring units.
8. Pets:
Pets are not allowed on the Property without prior written consent from the Lessor.
9. Termination:
Either party may terminate this lease by providing 60 days' written notice. In the event of a breach of this Agreement by the Lessee, the Lessor reserves the right to terminate the lease immediately.
10. Governing Law:
This Agreement shall be governed by and construed in accordance with the laws of the State of New York.
