Aesthetic Deed of Exchange

I. Parties Involved

This Deed of Exchange ("Deed") is executed on this 5th day of September 2050 by and between:

  • Party A: [Your Name], having an address at Chatsworth, CA 91311.

  • Party B: Crystal Porter, having an address at Chatsworth, CA 91311.

II. Recitals

WHEREAS, Party A is the lawful owner of the property described in Schedule A;

WHEREAS, Party B is the lawful owner of the property described in Schedule B;

WHEREAS, both parties have mutually agreed to exchange their respective properties under the terms and conditions set forth herein.

III. Consideration

In consideration of the mutual covenants contained herein, Party A and Party B hereby agree to exchange their respective properties as described herein and in the attached schedules.

IV. Descriptions of Properties

Schedule A (Property of Party A)

Chatsworth, CA 91311: A single-family residence with 3 bedrooms, 2 bathrooms, and a lot size of 0.5 acres. Includes a detached garage and landscaped backyard.

Schedule B (Property of Party B)

Chatsworth, CA 91311: A two-story residential home with 4 bedrooms, 3 bathrooms, and a lot size of 0.75 acres. Includes a private driveway and swimming pool.

V. Terms and Conditions

The following terms and conditions are mutually agreed upon by both parties:

  1. Each party warrants that they hold clear and marketable title to their respective properties.

  2. The exchange of the properties shall be deemed to have legally occurred upon the signing of this Deed by both parties.

  3. Each party shall be responsible for the payment of all taxes, liens, and other charges associated with their respective properties up until the date of exchange.

  4. Both parties agree to execute any further documents necessary to effectuate the transfer and registration of the properties as required by law.

  5. This Deed shall be governed by and construed in accordance with the laws of California.

VI. Representations and Warranties

Each party represents and warrants to the other that:

  • They have the legal authority and capacity to enter into this Deed.

  • All information and representations provided are accurate and truthful to the best of their knowledge.

  • They are not subject to any bankruptcy or insolvency proceedings.
