Residential Lease Agreement

This Residential Lease Agreement (the "Agreement") is entered into this first day of January 2050, (the "Effective Date") by and between Rachel Thomas, a resident of Ohio with an address at 543 Harmony Haven, Apt 44, Quiet Quarters, OH 54321 (the "Landlord"), and Dawn Hill, a resident of Ohio with an address at 202 Birch Court, Apt 34, Pinehurst, OH 43211 (the "Tenant").

1. Premises

The Landlord rents to the Tenant and the Tenant rents from the Landlord, the premises located at 440 Boggess Street Dayton, OH 45402 (the "Premises"). The Premises will be used for residential purposes only.

2. Term

The initial term of this Lease begins on January 1, 2050, and will continue indefinitely until either the Landlord or Tenant terminates this Lease as provided herein.

2.1 Termination

Upon termination of this Agreement, Tenant will return the Premises and all property of Landlord in a clean and presentable condition.

3. Rent

Tenant agrees to pay $200 per month, due on the 1st day of each calendar month.

4. Deposit

Upon the due execution of this Agreement, Tenant will deposit with Landlord the sum of $1000 as security for the performance by Tenant of the terms under this lease.

5. Repairs and Maintenance

Tenant will keep the Premises in clean, sanitary, and good condition.

6. Insurance

Tenant is responsible for having sufficient insurance to cover all personal property located on the Premises.

7. Comply with Law

Tenant agrees to comply with all laws and rules affecting the Premises.

8. Default

If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.

9. Binding Effect

The covenants and conditions contained in the Agreement apply to and bind the heirs, legal representatives, and assigns of the parties.

10. Governing Law:

This Agreement is governed by the laws of the State of Ohio.
