COMMERCIAL SUBLEASE AGREEMENT


1. Introduction

This Commercial Sublease Agreement ("Sublease") is entered into as of [Insert Date], by and between:

2. Property

2.1 Description

The Sublessor hereby subleases to the Sublessee, and the Sublessee hereby subleases from the Sublessor, that certain commercial property located at [Your Company Address], Unit #101, and any fixtures or improvements therein, collectively referred to as the "Premises".

2.2 Term

The term of this Sublease shall commence on [Start Date] and terminate on [End Date] unless terminated earlier in accordance with the provisions herein.

3. Terms of Sublease

3.1 Rent

The Sublessee shall pay to the Sublessor the sum of USD 2,500 as rent for the Premises, payable in monthly installments of USD 2,500 on the 15th day of each month. Rent payments shall be made by check or bank transfer.

3.2 Security Deposit

The Sublessee shall deposit with the Sublessor the sum of USD 3,000 as a security deposit. This deposit shall be returned to the Sublessee within 30 days after the termination of this Sublease, subject to deductions for any damages to the Premises beyond reasonable wear and tear.

3.3 Utilities

The rent includes water and garbage disposal. The Sublessee shall be responsible for all other utilities and services required for the Premises during the term of this Sublease.

3.4 Maintenance and Repairs

The Sublessor shall be responsible for structural maintenance and repairs, while the Sublessee shall be responsible for routine maintenance and minor repairs. Any repairs necessary due to the negligence or misuse by the Sublessee shall be borne by the Sublessee.

4. Use of Premises

4.1 Permitted Use

The Sublessee shall use the Premises solely for office purposes, and for no other purpose without the prior written consent of the Sublessor.

4.2 Prohibited Activities

The Sublessee shall not engage in any activities on the Premises that are illegal, immoral, or may cause damage to the Premises or disturb other tenants in the building.

5. Assignment and Subletting

5.1 Subletting

The Sublessee shall not sublet the Premises or any part thereof without the prior written consent of the Sublessor, which consent may be withheld in the Sublessor's sole discretion.

5.2 Consent

Any subletting or assignment of this Sublease shall be subject to the Sublessor's prior written consent, which consent shall not be unreasonably withheld.

6. Termination

6.1 Early Termination

This Sublease may be terminated early upon mutual agreement of the parties or the occurrence of default in rent payment for two consecutive months, subject to 30 days' written notice.

6.2 Holdover

If the Sublessee holds over past the termination date without the Sublessor's consent, the Sublessee shall be liable for damages and/or additional rent at a rate of USD 100 per day until the Premises are vacated.

7. Insurance

7.1 Liability Insurance

The Sublessee shall maintain comprehensive general liability insurance covering the Premises and naming the Sublessor as an additional insured.

7.2 Indemnification

The Sublessee agrees to indemnify and hold harmless the Sublessor against any claims, damages, liabilities, or expenses arising from the Sublessee's use of the Premises.

8. Default

8.1 Breach

A breach of this Sublease shall include, but not be limited to, failure to pay rent, violation of any terms or conditions herein, or any act or omission that materially affects the rights of the Sublessor or the condition of the Premises.

8.2 Remedies

In the event of a breach by the Sublessee, the Sublessor shall have the right to pursue all remedies available at law or in equity, including but not limited to termination of this Sublease and eviction of the Sublessee.

9. Governing Law

This Sublease shall be governed by and construed in accordance with the laws of the State of [State]. Any legal action arising out of or related to this Sublease shall be brought in the appropriate courts located in [Jurisdiction].

10. Miscellaneous

10.1 Entire Agreement

This Sublease constitutes the entire understanding between the parties and supersedes all prior agreements and understandings, whether written or oral, relating to the subject matter hereof.

10.2 Amendments

No amendment or modification of this Sublease shall be valid unless in writing and signed by both parties hereto.

10.3 Severability
