B. Tenant Responsibilities

  • Tenants are required to pay rent on time, adhering to the terms outlined in the lease agreement, either through electronic means or designated payment methods.

  • Tenants shall maintain the cleanliness and hygiene of their units, including regular cleaning, garbage disposal, and pest control measures.

  • Tenants are responsible for the proper usage and care of provided amenities and appliances, ensuring they are not misused or damaged due to negligence.

  • It is the responsibility of tenants to promptly report any maintenance issues or damages to the Landlord to facilitate timely repairs and prevent further deterioration of the property.

  • Tenants shall be responsible for utility services not covered by the Landlord, such as cable, internet, and telephone services, arranging for their installation, payment, and maintenance as per their individual preferences and requirements.

VI. Rules and Regulations

A. Noise Regulations Tenants shall not engage in any activity that disturbs the quiet enjoyment of other residents. This includes but is not limited to loud music, noisy gatherings, or any other disruptive behavior that may infringe upon the peace and comfort of fellow tenants. Quiet hours, typically between 10:00 PM and 7:00 AM, must be respected to ensure a harmonious living environment for all.

B. Pet Policy Pets are allowed on the premises subject to the following guidelines outlined in the Pet Policy:

  • All pets must be registered with the management office and provide up-to-date vaccination records.

  • Dogs must be leashed and accompanied by their owners when outside of their designated areas.

  • Owners are responsible for promptly cleaning up after their pets to maintain cleanliness and hygiene throughout the property.

C. Subletting and Alterations Subletting and alterations to the unit are strictly prohibited without the prior written consent of the Landlord. This includes renting out the unit to another party or making structural changes to the property without proper authorization.

Tenants wishing to sublet or make alterations must submit a formal request to the landlord detailing the proposed changes and await approval before proceeding. Unauthorized subletting or alterations may result in legal action or termination of the lease agreement.

VII. Dispute Resolution

A. Procedure for Dispute Resolution In the event of any dispute arising out of or relating to this Agreement, the Parties shall first attempt to resolve the dispute amicably through good-faith negotiations.

B. Mediation and Arbitration Clauses If the Parties are unable to resolve the dispute through negotiation, they agree to submit the dispute to mediation, followed by binding arbitration if mediation is unsuccessful.

VIII. Termination

Termination Conditions: According to the stipulations of this Agreement, the termination process can be initiated by either one of the Parties intricately involved. The initiation process requires a written notice to be submitted, with a strict notice period of thirty (30) days.
