I. PREMISES

The landlord shall be responsible for major structural repairs not caused by the Tenant's negligence.

VII. UTILITIES

Tenant shall be responsible for payment of all utilities and services associated with the Premises, including but not limited to electricity, water, gas, internet, and trash removal.

VIII. ALTERATIONS AND IMPROVEMENTS

Tenant shall not make any alterations or improvements to the Premises without obtaining prior written consent from Landlord. Any approved alterations or improvements shall become the property of the Landlord and remain upon the Premises at the end of the lease term.

IX. INSURANCE

Landlord shall maintain adequate insurance coverage for the Premises. Tenant is required to obtain and maintain insurance coverage for their personal property and liability arising from their use of the Premises.

X. DEFAULT AND REMEDIES

In the event of a default by either party, the non-defaulting party shall provide written notice to the defaulting party specifying the nature of the default. If the default is not cured within a reasonable period, the non-defaulting party may pursue legal remedies, including termination of the lease and recovery of damages.

XI. NOTICES

All notices or communications required or permitted under this Agreement shall be in writing and shall be delivered personally, sent by certified mail, or sent by email to the addresses specified by each party.

XII. GOVERNING LAW

This Agreement shall be governed by and construed following the laws of [Jurisdiction], without regard to its conflict of laws principles.
