I. Premises

B. Landlord's Responsibilities: Landlord shall be responsible for maintaining the exterior of the premises and any common areas, including structural repairs and maintenance.

VI. Utilities and Services

A. Utilities: Tenant shall be responsible for all utility payments, including electricity, water, and gas, directly to the respective utility providers.

B. Services: Landlord shall provide the following services to Tenant as part of the lease agreement:

  1. Trash Removal: Landlord shall arrange for regular trash removal services from designated bins or dumpsters located on the premises.

  2. Exterior Maintenance: Landlord shall be responsible for maintaining the exterior of the premises, including landscaping, parking lot maintenance, and snow removal, if applicable.

  3. Building Security: Landlord shall provide basic security measures for the building, such as exterior lighting and locks on entry doors.

  4. Common Area Cleaning: Landlord shall arrange for periodic cleaning of common areas, including hallways, restrooms, and any shared dining areas.

  5. Parking: Landlord shall provide adequate parking spaces for customers and employees of the cafe, as outlined in Exhibit A of this agreement.

  6. Pest Control: Landlord shall be responsible for arranging pest control services, if necessary, to address any infestations affecting the premises.

  7. HVAC Maintenance: Landlord shall ensure that heating, ventilation, and air conditioning (HVAC) systems serving the premises are properly maintained and in good working condition.

  8. Signage: Landlord shall permit Tenant to install and maintain signage identifying the cafe in accordance with local zoning regulations and building codes.

  9. Emergency Repairs: Landlord shall promptly address emergency repairs to the building or premises that pose a threat to the health or safety of occupants.

  10. Other Services: Any other services reasonably necessary for the operation and maintenance of the premises as determined by Landlord.

VII. Insurance

A. Tenant's Insurance: Tenant shall maintain comprehensive general liability insurance with minimum coverage limits of $[00] and name Landlord as an additional insured party.

B. Landlord's Insurance: Landlord shall maintain property insurance covering the premises against loss or damage.

VIII. Assignment and Subleasing
