ROOM RENTAL AGREEMENT


I. PARTIES INVOLVED

This Room Rental Agreement ("Agreement") is made and entered into on August 21, 2050, by and between:

II. RENTAL PROPERTY

The property subject to this Agreement is located at 123 Maple Street, Springfield, IL, 62701. The rental room is situated on the second floor, Room 203.


III. RENTAL PERIOD

The term of this Agreement shall commence on September 1, 2050, and shall end on December 31, 2050, unless terminated earlier in accordance with this Agreement. The Tenant shall vacate the premises by 12:00 PM on the final day of the rental period.


IV. RENT AMOUNT

The Tenant agrees to pay the Landlord a rental fee of $500 per month. Rent is due on the 1st day of each month. Payments shall be made by check or electronic transfer to the following account:

V. SECURITY DEPOSIT

A security deposit of $500 is required to cover any potential damages or unpaid rent. The deposit is due upon signing this Agreement. This deposit will be returned to the Tenant within 30 days of the end of the rental period, less any deductions for damages, unpaid rent, or excessive cleaning required.


VI. TERMS OF USE

The room shall be used solely for residential purposes. The Tenant agrees to:

  • Maintain the room in a clean and orderly condition.

  • Dispose of all waste properly and in a timely manner.

  • Comply with all local building codes, ordinances, and laws.

  • Not make any alterations, additions, or improvements to the room without the prior written consent of the Landlord.


VII. MAINTENANCE RESPONSIBILITIES

  • Landlord’s Responsibilities: The Landlord shall maintain the structural integrity of the property, ensure that plumbing and electrical systems are functioning, and address any major repairs.

  • Tenant’s Responsibilities: The Tenant shall be responsible for routine cleaning, including vacuuming, dusting, and cleaning windows, as well as promptly reporting any maintenance issues to the Landlord.


VIII. TERMINATION CONDITIONS

Either party may terminate this Agreement by providing 30 days written notice to the other party. Upon termination:

  • The Tenant must vacate the premises by the end of the notice period.

  • The Tenant shall return all keys and remove all personal property.

  • The Landlord will inspect for damages or cleaning needs during move-out.


IX. ADDITIONAL TERMS

  • Guests: The Tenant may have guests, but must inform the Landlord of any overnight stays exceeding three consecutive nights. The Tenant is responsible for ensuring that guests comply with all terms of this Agreement.

  • Noise: The Tenant agrees to keep noise levels at a minimum to avoid disturbing other occupants of the building.

  • Smoking and Pets: Smoking is strictly prohibited inside the room. Pets are not allowed without prior written approval from the Landlord. Any unauthorized pets will result in a $200 fine and potential eviction.


X. ENTIRE AGREEMENT

This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements. Any amendments or additions to this Agreement must be made in writing and signed by both parties.


XI. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the State of Illinois.
