Short Term Rental Agreement Form

The Parties

This Short Term Rental Agreement ("Agreement") is entered into as of Month Day, Yearby and between Landlord's Namewith a principal address located at Landlord's Address ("Landlord"), and Tenant's Name, with a permanent address located Tenant's Address ("Tenant").

WHEREAS, the Landlord is the lawful owner of the rental property located atRental Property Address ("Premises");

WHEREAS, the Tenant desires to rent the Premises from the Landlord for a short-term period under the terms and conditions outlined in this Agreement;

WHEREAS, the Landlord agrees to lease the Premises to the Tenant in accordance with the terms of this Agreement;

NOW THEREFORE, in consideration of the mutual covenants and promises set forth herein, the parties agree to the following terms and conditions.

Rental Term

The rental term shall commence on Month Day, Year and end on Month Day, Year ("Rental Term"). The Tenant shall vacate the Premises no later than Month Day, Year, unless the Landlord and Tenant mutually agree to an extension of the Rental Term in writing.

Security Deposit

The Tenant shall provide a security deposit in the amount of Amount to the Landlord upon signing this Agreement. This deposit is held as security for the faithful performance of the Tenant’s obligations and may be used to cover any damages, unpaid rent, or other costs incurred by the Landlord as a result of the Tenant's occupancy of the Premises. The security deposit, minus any lawful deductions, will be refunded to the Tenant within No. of days days after the end of the Rental Term, provided the Tenant has fulfilled all obligations.

Payment

The Tenant agrees to pay the Landlord a total rental amount of Amount for the entire Rental Term. Payment shall be made in the form of Payment Method on or before Month Day, Year. If rent is not paid by the due date, a late fee of Amount/Percentage will be applied for each day the rent is overdue.

Occupants

The Premises shall be occupied only by the Tenant and the following additional occupants: Names of Additional Occupants. No other individuals are permitted to reside on the Premises without the prior written consent of the Landlord.

Utilities

The Tenant shall be responsible for paying the following utilities during the Rental Term: List of Utilities. Any disruption of utility services due to non-payment by the Tenant shall be considered a breach of this Agreement. In the event of shared utility meters, the Tenant’s portion of the utilities shall be calculated and invoiced monthly.

Subleasing and Assignment

The Tenant may not sublease or assign the Premises, or any part thereof, to any third party without the prior written consent of the Landlord. Any unauthorized subleasing or assignment shall be considered a material breach of this Agreement.

Maintenance and Repairs

The Tenant agrees to maintain the Premises in a clean, safe, and habitable condition throughout the Rental Term. The Tenant is responsible for any damages caused by their actions or the actions of their guests. Any necessary repairs should be reported to the Landlord promptly, and the Tenant is not permitted to make repairs without prior approval.

Entry by Landlord

The Landlord reserves the right to enter the Premises at reasonable times and with reasonable notice to inspect the property, perform necessary repairs, or show the Premises to prospective tenants or buyers. In case of an emergency, the Landlord may enter without notice.

Use of Premises

The Premises shall be used solely as a residential dwelling. The Tenant shall not engage in any illegal activities or activities that may disturb the peace and quiet of the surrounding area. The Tenant agrees to abide by all applicable laws, rules, and regulations.

Insurance

The Tenant is advised to obtain renter’s insurance to cover personal belongings and liability during the Rental Term. The Landlord shall not be liable for any loss or damage to the Tenant’s personal property.

Noise and Disturbances

The Tenant agrees not to create or permit any loud noises or disturbances that would interfere with the quiet enjoyment of neighboring tenants or residents. Repeated violations may result in termination of this Agreement.

Amendment

Any modifications, amendments, or changes to this Agreement must be made in writing and signed by both the Landlord and Tenant. Verbal agreements or understandings not documented in this Agreement are not binding on either party. Amendments shall become effective only after being executed by both parties and shall be considered part of this Agreement. Failure to document changes in writing may result in the original terms remaining in full force and effect.

Indemnification

The Tenant agrees to indemnify and hold the Landlord harmless from any claims, liabilities, or damages arising from the Tenant’s use or occupancy of the Premises. This includes, but is not limited to, claims related to injury, property damage, or loss caused by the Tenant or their guests. The Tenant assumes all responsibility for the actions of any occupants or visitors to the Premises during the Rental Term. The Landlord shall not be liable for any damages or injuries occurring on the Premises unless caused by the Landlord's gross negligence or willful misconduct.

Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of State Name, without regard to its conflict of laws principles. Any legal proceedings arising from this Agreement shall be brought in a court of competent jurisdiction located in State Name.

Surrender of Premises

At the expiration of the Rental Term, the Tenant agrees to return the Premises in as good condition as they were at the commencement of the Rental Term, reasonable wear and tear excepted. Failure to do so may result in deductions from the security deposit.
