IV. Security Deposit

  2. Conditions for Return: The security deposit shall be returned within thirty (30) days after the expiration or termination of this lease, provided that no damages or unpaid balances remain.

V. Utilities and Services

Envexa shall be responsible for the payment of the following:

  • Electricity: Directly payable to the utility provider.

  • Water/Sewer: Included in the base rent.

  • Internet and Communication Services: Contracted independently by Envexa.

  • Janitorial Services: Arranged by Envexa.

VI. Maintenance and Repairs

A. Lessor’s Responsibilities

  • Major structural repairs.

  • Ensuring that HVAC systems, plumbing, and electrical systems are functional at the commencement of the lease.

B. Lessee’s Responsibilities

Envexa shall be responsible for:

VII. Use of Premises

VIII. Insurance
