I. Services Provided by Agent

  1. Marketing and Advertising: The Seller's Agent agrees to develop a comprehensive marketing plan, which may include online listings, open houses, print advertisements, and targeted outreach to potential buyers.

  2. Listing the Property: The Agent will list the Property in the multiple listing service (MLS) and other relevant real estate platforms.

  3. Negotiating Offers: The Agent will assist in negotiating all offers made by prospective buyers, striving to achieve the most favorable terms for the Seller.

  4. Facilitating the Closing Process: The Agent will coordinate with legal and financial institutions to ensure a smooth closing process, including document preparation and transfer of ownership.

II. Seller's Responsibilities

  1. Property Information: The Seller agrees to provide accurate and complete information regarding the Property, including all known defects or issues.

  2. Access to the Property: The Seller agrees to grant reasonable access to the Property for potential buyers and for inspections as needed.

  3. Disclosure Requirements: The Seller will comply with all local and state disclosure laws, including informing buyers of any material defects or other pertinent information.

  4. Cooperation: The Seller agrees to cooperate with the Agent throughout the listing, showing, and selling process.

III. Commission and Fees

  1. Commission: The Seller agrees to pay the Agent a commission of fifteen percent (15%) of the final sale price upon successful closing of the Property sale. This fee will be deducted directly from the proceeds of the sale.

  2. Additional Fees: Any additional services requested by the Seller outside of the standard marketing and listing process may incur extra fees. These services and associated fees will be discussed and agreed upon in writing before they are carried out.

IV. Listing Price

The initial listing price for the Property will be priced at fifty thousand dollars ($50,000), as agreed upon by both parties. This price may be adjusted during the term of this Agreement if market conditions or other factors warrant such changes. Any price change must be agreed upon in writing by both the Seller and the Agent.

V. Term of Agreement
