The Landlord and Tenant are collectively referred to as the “Parties” and agree to the following terms and conditions:
I. Property Description
The Landlord agrees to lease to the Tenant the residential property located at 123 Elm Street, Atlanta, GA 30301 (the "Premises"). The Premises include the following amenities and features:

II. Term of Lease
Lease Duration
The lease shall commence on December 1, 2050, and shall continue for a period of 12 months, ending on November 30, 2051. This term may be extended or modified only by written agreement signed by both Parties.
Renewal
Upon expiration, the lease may be renewed at the Landlord's discretion. Renewal terms, if available, will be provided to the Tenant 60 days prior to lease expiration.
III. Rent Payment
Rent Amount and Due Date
The Tenant agrees to pay a monthly rent of $2,500, payable on or before the 1st day of each month. Payment shall be made in accordance with the instructions provided by the Landlord.
Late Fees and Penalties
If rent is not received by the 5th of the month, a late fee of $50 will be applied. An additional $25 fee will accrue for each additional day of delay.

Payment Method
Payments can be made via bank transfer, check, or online payment as directed by the Landlord. Cash payments are not accepted.
IV. Security Deposit
The Tenant shall provide a security deposit of $2,500 upon signing this Agreement. This deposit will be held by the Landlord for the duration of the lease to cover any potential damages or outstanding rent. The deposit will be refunded within 30 days after lease termination, minus any deductions for damages or unpaid balances.

Landlord Responsibilities
The Landlord will handle the maintenance and repair of major systems (HVAC, plumbing, electrical) and structural elements of the Premises.
VI. Occupancy and Use
The Premises shall be occupied solely by the Tenant and any listed occupants. Subleasing, subletting, or transferring occupancy rights is strictly prohibited without prior written consent from the Landlord.

Tenant Responsibilities
The Tenant shall be responsible for all other utilities, including electricity, gas, internet, and cable.
VIII. Insurance
The Tenant is advised to maintain renters' insurance to cover personal property and liability for damages or injuries occurring on the Premises. The Landlord’s insurance does not cover the Tenant’s personal belongings.
IX. Entry and Inspection
The Landlord reserves the right to enter the Premises for inspections, repairs, or showings to prospective tenants or buyers. 24-hour notice will be provided before entry, except in cases of emergency where immediate access is necessary.
X. Termination and Renewal
Early Termination
Early termination may be permitted under certain conditions, subject to an early termination fee of $1,000 and 30 days' notice from the Tenant.
Lease Renewal
The Tenant may request lease renewal terms in writing 60 days before lease expiration. Renewal is subject to the Landlord’s approval and may include updated rental terms.
XI. Governing Law
This Agreement shall be governed by and interpreted in accordance with the laws of the State of Georgia. Any legal proceedings related to this Agreement shall be conducted within the state where the Premises is located.
XII. Acknowledgment and Signature
The Parties, by signing below, acknowledge that they have read, understood, and agreed to all terms and conditions of this Agreement. Both Parties will receive a signed copy of this document for their records.
