LAND BOUNDARY AGREEMENT
I. PARTIES AND PURPOSE
This Land Boundary Agreement ("Agreement") is made and entered into as of the 1st day of January 2050, by and between:

This Agreement is made to establish and clarify the boundaries of a specific parcel of land owned by the Grantor and used by the Grantee for the purpose outlined below.
II. DESCRIPTION OF LAND AND BOUNDARY LINES
1. Property Location
The property subject to this Agreement is located at 456 Greenfield Road, Baltimore, MD 21201, hereinafter referred to as the "Property."
2. Boundary Description
The boundaries of the Property are described as follows:

North Boundary: The northern edge of the Property is marked by the road Greenfield Road, extending from Point A (Intersection with Main Street) to Point B (Intersection with Oak Avenue).

East Boundary: The eastern boundary is marked by a 10-foot fence running parallel to Oak Avenue from Point B to Point C at the corner of Greenfield Road.

South Boundary: The southern boundary is marked by a 10-foot wide stream, which runs from Point C to Point D at the junction of River Lane.

West Boundary: The western boundary follows the line of the existing retaining wall and extends from Point D back to Point A, crossing through a wooded area.
3. Land Survey
The boundaries described above were confirmed by a professional land survey conducted on March 12, 2049, and are to be considered accurate for the purposes of this Agreement.
III. USE OF THE PROPERTY
1. Purpose of Boundary Agreement
The purpose of this Agreement is to clearly define the boundaries of the Property and to establish that the Grantee’s use of the Property is in accordance with these boundary lines. Both parties agree to respect the boundaries outlined and will not encroach upon the other’s property without prior written consent.
2. Use Restrictions
The Property shall not be used for any activities that extend beyond the established boundary lines. In particular, the Grantee is prohibited from constructing or placing any permanent structures or installations on the Grantor’s side of the defined boundary.
3. Joint Access
Both parties are granted joint access to the boundary area for maintenance, inspection, and repairs, provided that such activities are conducted in accordance with the terms of this Agreement and do not cause undue disruption to the other party’s use of the land.
IV. MAINTENANCE AND REPAIRS
1. Maintenance Responsibilities
The Grantee agrees to maintain their side of the boundary in a manner that preserves the integrity of the land. This includes but is not limited to regular upkeep of the fencing, signage, or any other improvements that are placed by the Grantee.
2. Grantor’s Responsibilities
The Grantor shall be responsible for the maintenance of the area on their side of the boundary, including any structures or natural features such as the stream, provided that this does not interfere with the Grantee’s use of the Property.
3. Repairs to Boundary Structures
In the event that either party notices damage or deterioration to boundary-related structures (such as the fence, retaining wall, or other boundary markers), the party responsible for the maintenance of that particular structure will promptly carry out repairs.
V. PAYMENT TERMS
1. Boundary Maintenance Fee
As compensation for the maintenance and upkeep of the boundary structures, the Grantee agrees to pay the Grantor an annual fee of $2,500, payable on or before the 1st of January each year during the term of this Agreement.
2. Late Payment Penalties
If any payment is not received within 30 days of the due date, a penalty fee of $100 shall be added for each month the payment remains overdue.
3. Method of Payment

VI. INSURANCE AND LIABILITY
1. Insurance Coverage
The Grantee agrees to maintain a policy of general liability insurance with coverage not less than $1,000,000, and the Grantor will be listed as an additional insured party. Proof of such insurance will be provided to the Grantor upon request.
2. Liability for Damage
Both parties agree to be responsible for any damages incurred to the boundary structures, markers, or related infrastructure resulting from their own actions or negligence. Should either party cause damage to the boundary, the responsible party will repair or replace the damaged property at their own cost.
VII. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the state of Maryland, without regard to its conflict of laws principles.
VIII. DISPUTE RESOLUTION
In the event of a dispute arising from or related to this Agreement, both parties agree to attempt to resolve the issue through informal negotiation. If the dispute cannot be resolved informally, the parties will seek mediation through a mutually agreed-upon mediator. Should mediation fail, the dispute will be resolved through binding arbitration in Baltimore, Maryland.
