UK Tenancy Agreement
I. Parties to the Agreement
This Tenancy Agreement is made on the 1st of May, 2051 between the [YOUR COMPANY NAME] (hereafter referred to as the "Landlord") and GoWorld (hereafter referred to as the "Tenant").
II. Property and Rent

Property: The Landlord agrees to let to the Tenant the property located at London, SW1A 1AA (hereafter referred to as the "Property").

III. Deposit

Return of Deposit: The deposit will be returned to the Tenant within 30 days after the end of the tenancy, subject to any deductions for damage, unpaid rent, or other charges.
IV. Landlord's Obligations
The Landlord agrees to:

Ensure the Property is safe and habitable for the Tenant.

Maintain the Property in good repair and carry out any necessary repairs in a reasonable timeframe.

Provide the Tenant with the required legal documents, including the Energy Performance Certificate (EPC) and gas safety certificate.

Ensure that the Property complies with all relevant laws, including fire safety regulations and regulations relating to the condition of the Property.
V. Tenant's Obligations
The Tenant agrees to:

Pay the rent on time as stipulated in this agreement.

Keep the Property in good condition and immediately notify the Landlord of any damage or necessary repairs.

Not make any alterations or additions to the Property without the prior written consent of the Landlord.

Ensure that no illegal activity takes place on the Property.

Comply with all terms outlined in this agreement and all other relevant laws and regulations.
VI. Termination of the Agreement

Termination by Tenant: The Tenant may terminate the agreement by giving 2 months written notice to the Landlord.

Termination by Landlord: The Landlord may terminate the agreement by giving 2 months written notice to the Tenant in accordance with relevant tenancy laws.

Early Termination: Either party may terminate the agreement before the agreed term, provided that the other party is given proper notice and/or compensation as required by law.
VII. Utilities and Other Charges
The Tenant agrees to pay for the following utilities and charges during the term of the tenancy:

Gas, Electricity, Water: The Tenant is responsible for payment of all utility bills unless otherwise agreed.

Council Tax: The Tenant is responsible for paying the Council Tax unless otherwise agreed.

Other Charges: Any other charges associated with the Property, such as TV license or broadband, are the responsibility of the Tenant.
VIII. Insurance

The Landlord agrees to maintain building insurance for the Property.

The Tenant is advised to take out contents insurance to cover their personal belongings during the term of the tenancy.
IX. Access to the Property

The Landlord or their representatives may enter the Property for inspections, repairs, or other necessary purposes, provided that at least 24 hours notice is given to the Tenant.

In emergencies, the Landlord may enter the Property without notice.
X. Dispute Resolution
In the event of a dispute arising under this agreement, the parties agree to attempt to resolve the matter amicably before seeking legal action. Both parties may seek mediation or other alternative dispute resolution mechanisms.
XI. General Terms

Governing Law: This agreement is governed by the laws of the United Kingdom.

Entire Agreement: This agreement constitutes the entire agreement between the parties and supersedes all prior negotiations and agreements.
