Residential Tenancy Agreement
This Residential Tenancy Agreement (hereinafter referred to as the "Agreement") is made and entered into as of the 1st day of January, 2070, by and between [YOUR NAME] (hereinafter referred to as the "Landlord") and Trace Durgan (hereinafter referred to as the "Tenant").
The parties agree as follows:
I. PREMISES

IV. SECURITY DEPOSIT

The security deposit shall be held to cover damages beyond normal wear and tear and/or unpaid rent and shall be returned within 30 days of the end of the tenancy, less any allowable deductions.
V. UTILITIES AND SERVICES

VI. MAINTENANCE AND REPAIRS
The Tenant shall:

Keep the Premises in a clean and habitable condition.

The Landlord shall be responsible for major repairs and maintenance, except those caused by the negligence or misuse of the Tenant.
VII. RULES AND REGULATIONS
The Tenant agrees to abide by the following rules:

No pets allowed without written consent from the Landlord.

No smoking inside the Premises.

Quiet hours from 10:00 pm to 7:00 am.

Comply with all applicable laws and ordinances.
VIII. ENTRY AND INSPECTION
The Landlord may enter the Premises for inspections, repairs, or showings by providing 24 hours prior written notice, except in cases of emergency.
IX. TERMINATION
This Agreement may be terminated by either party by providing written notice of 30 days prior to the end of the rental term.
X. ADDITIONAL TERMS

Parking: Tenant is allocated one covered parking space (Space #12).

Storage: Tenant may use the storage unit located in the basement (Unit B-2).

Insurance: Tenant is required to maintain renters insurance throughout the term of this Agreement.
XI. ENTIRE AGREEMENT
This Agreement constitutes the entire understanding between the parties and supersedes all prior negotiations or agreements.
