This Landlord and Tenant Agreement (the "Agreement") is entered into on January 1, 2056, by and between [YOUR NAME], referred to as the "Landlord," and Gino Rohan of QuickSync, Tucson, AZ 85701, referred to as the "Tenant."

This Agreement outlines the rights and obligations of the Landlord and Tenant with respect to the rental of the property located at Tucson, AZ 85701 (the "Premises").

I. TERM OF TENANCY

The tenancy shall commence on January 15, 2056, and shall:

  1. Be on a 12-month fixed-term basis.

II. RENT

The Tenant shall not sublet or assign the Premises without the Landlord's prior written consent.

VI. USE OF PREMISES

The Tenant shall:

  1. Use the Premises solely for residential purposes.

  2. Not engage in any illegal activity or conduct that creates a nuisance or disturbs the peace of others.

  3. Maintain the Premises in a clean and habitable condition.

VII. MAINTENANCE AND REPAIRS

  1. The Landlord shall be responsible for maintaining the structural integrity of the Premises and for repairs not caused by the Tenant's negligence.

  2. The Tenant shall promptly notify the Landlord of any damage or necessary repairs.

  3. The Tenant shall be responsible for any repairs resulting from their negligence or misuse.

VIII. ENTRY BY LANDLORD

  1. The Landlord may enter the Premises for inspections, repairs, or showings by providing the Tenant with 48 hours prior notice, except in emergencies.

  2. Entry shall occur during reasonable hours unless otherwise agreed.

IX. TERMINATION

  1. Either party may terminate this Agreement by providing written notice of at least 30 days.

  2. Upon termination, the Tenant shall vacate the Premises and return all keys to the Landlord.

X. GENERAL PROVISIONS

  1. Governing Law: This Agreement shall be governed by the laws of the State of Arizona.

  2. Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes any prior understandings or agreements.

  3. Modifications: Any changes to this Agreement must be made in writing and signed by both parties.
