This Flat Rental Agreement ("Agreement") is made and entered into as of January 15, 2055, by and between [YOUR NAME], as the Landlord ("Landlord"), and Porter Hoppe, as the Tenant ("Tenant"). This Agreement establishes the terms and conditions under which the Tenant will lease the flat located at Nashville, TN 37201 ("Premises").
I. TERM OF THE LEASE
The term of this Agreement shall commence on February 1, 2055, and shall end on January 31, 2056, unless terminated earlier as provided herein. Either party may choose to extend the lease for another term upon mutual agreement.
II. RENTAL PAYMENT

V. MAINTENANCE AND REPAIRS

The Tenant is responsible for keeping the Premises in good condition and promptly notifying the Landlord of any damage or necessary repairs.

The Landlord is responsible for maintaining major appliances, plumbing, heating, and electrical systems, unless damage is caused by the Tenant’s misuse or negligence.
VI. INSPECTION OF THE PREMISES
The Landlord or their authorized representative may inspect the Premises at reasonable times, upon giving prior notice of at least 24 hours, to ensure compliance with the terms of this Agreement.
VII. TERMINATION OF THE AGREEMENT

Either party may terminate this Agreement by giving 30 days written notice to the other party.

The Tenant agrees to return the Premises in the same condition as it was at the start of the lease, subject to normal wear and tear.

If the Tenant breaches any terms of this Agreement, the Landlord may terminate the lease immediately upon written notice.
VIII. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of Tennessee. Any disputes arising under this Agreement shall be resolved in the courts of Davidson County, Tennessee.
IX. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the parties. No modifications or amendments shall be valid unless made in writing and signed by both parties.
X. SIGNATURES
