Shop Tenancy Agreement Form
This Tenancy Agreement ("Agreement") is made and entered into by and between [YOUR COMPANY NAME], hereinafter referred to as the "Landlord," and Impactrun, hereinafter referred to as the "Tenant." The parties agree to the following terms and conditions:
I. PREMISES
1.1 The Landlord agrees to rent to the Tenant the commercial space located at Lincoln, NE 68501, hereinafter referred to as the "Premises."
1.2 The Premises will be used solely for the purpose of operating a Retail Technology Outlet.
II. TERM OF AGREEMENT
2.1 The term of this Agreement will commence on January 1, 2066, and end on December 31, 2066, unless extended or terminated earlier in accordance with the terms of this Agreement.
2.2 The Tenant has the option to renew this Agreement under the terms agreed upon by both parties, with written notice provided at least 60 days prior to the expiration of the term.
III. RENT AND PAYMENTS
3.1 The Tenant agrees to pay the Landlord a monthly rent of $3,500, due on the 5th of each month.
3.2 All rent payments shall be made to the Landlord’s designated account:

3.3 The Tenant shall pay a security deposit of $7,000 upon the signing of this Agreement.
IV. USE OF PREMISES
4.1 The Tenant agrees to use the Premises exclusively for the purpose outlined in Section I.
4.2 The Tenant shall comply with all applicable laws, ordinances, and regulations concerning the use of the Premises.
V. MAINTENANCE AND REPAIRS
5.1 The Tenant is responsible for maintaining the Premises in a clean and orderly condition.
5.2 The Landlord is responsible for repairs to the structure, plumbing, and electrical systems of the Premises.
5.3 The Tenant shall immediately notify the Landlord of any issues requiring repairs.
VI. INSURANCE
6.1 The Tenant shall maintain adequate insurance coverage for their property and business operations.
6.2 The Landlord shall maintain property insurance for the Premises.
VII. UTILITIES AND SERVICES
7.1 The Tenant shall be responsible for payment of all utilities and services, including electricity, water, gas, and internet, unless otherwise specified in this Agreement.
VIII. TERMINATION
8.1 Either party may terminate this Agreement with 60 days written notice.
8.2 Upon termination, the Tenant shall vacate the Premises, remove all personal property, and return the keys to the Landlord.
IX. DISPUTE RESOLUTION
9.1 Any disputes arising out of or related to this Agreement shall be resolved through mediation or arbitration, as agreed upon by both parties.
X. MISCELLANEOUS
10.1 This Agreement constitutes the entire understanding between the parties and supersedes any prior discussions or agreements.
10.2 Any amendments to this Agreement must be in writing and signed by both parties.
10.3 This Agreement shall be governed by the laws of Nebraska, USA.
