Tenancy Agreement for Students


This Tenancy Agreement ("Agreement") is made on March 1, 2055 between:

  1. [YOUR COMPANY NAME], located at Madison, WI 53701, referred to as the "Landlord," and

  2. John Casper, residing at Madison, WI 53701, referred to as the "Tenant."

The parties agree to the following terms and conditions:


I. Definitions

  1. "Premises" refers to the residential property located at Madison, WI 53701.

  2. "Rent" refers to the monthly payment of $1,200 (One Thousand Two Hundred Dollars).

  3. "Term" refers to the duration of this tenancy agreement, starting from March 1, 2055 to February 28, 2056.


II. Term of Tenancy

This Agreement begins on March 1, 2055, and ends on February 28, 2056, unless terminated earlier according to the provisions of this Agreement.


III. Rent

  1. The Tenant agrees to pay a monthly Rent of $1,200 (One Thousand Two Hundred Dollars), payable in advance on the 1st day of each month.

  2. Rent payments shall be made via Bank Transfer to the Landlord's account:

IV. Security Deposit

  1. The Tenant shall pay a Security Deposit of $1,200 (One Thousand Two Hundred Dollars) upon signing this Agreement.

  2. The Security Deposit will be held to cover any damages beyond normal wear and tear or unpaid Rent.

  3. The Landlord will return the Security Deposit within 30 days of the tenancy's end, minus any deductions, if applicable.


V. Tenant's Responsibilities

  1. The Tenant shall:

    • Use the Premises solely for residential purposes.

    • Keep the Premises clean and in good condition.

    • Notify the Landlord promptly of any damage or repairs needed.

  2. The Tenant shall not:

    • Sublet or assign the Premises without written consent from the Landlord.

    • Engage in illegal activities on the Premises.


VI. Landlord's Responsibilities

The Landlord shall:

  • Ensure the Premises are in a habitable condition at the start of the tenancy.

  • Address repair requests in a reasonable timeframe.

  • Provide necessary utilities as stated in the Agreement.


VII. Utilities and Bills

  1. The Tenant is responsible for paying:

    • Electricity

    • Internet

    • Water and Sewer.

  2. The Landlord will cover:

    • Property Taxes

    • Maintenance Fees.


VIII. Termination

  1. This Agreement may be terminated by:

    • The Tenant providing 30 days of written notice.

    • The Landlord providing 30 days of written notice.

  2. Grounds for immediate termination include breach of contract or illegal activity on the Premises.


IX. Dispute Resolution

In the event of a dispute, both parties agree to attempt mediation before pursuing legal action.


X. Governing Law

This Agreement is governed by the laws of Wisconsin.
