Shared Accommodation Agreement

This Shared Accommodation Agreement (the “Agreement”) is entered into on this 9th day of January 2050 (the "Effective Date"), by and between the following parties:

I. Description of the Premises

Premises Overview:
The Landlord leases to the Tenant shared accommodation located at [Your Company Address]. The Tenant will have access to communal living spaces shared with other residents. The specific room allocated to the Tenant is Room 204.
Shared Space:
In addition to the private room, the Tenant will share common areas, such as the kitchen, living room, and bathroom with other residents.

II. Lease Duration and Commencement

This Agreement will begin on February 1, 2050, and will continue until February 1, 2051, unless terminated earlier in accordance with the terms of this Agreement.

III. Rent and Payment Terms

Monthly Rent: The Tenant agrees to pay the Landlord a monthly rent of $1,000.
Due Date: Rent is due by the 1st of each month.

IV. Security Deposit

V. Tenant Responsibilities

No Subletting: The Tenant shall not sublet the room or allow any unauthorized guests to occupy the space.

VI. Maintenance and Repairs

Landlord’s Responsibility: The Landlord is responsible for ensuring that the Premises are in habitable condition, including the maintenance of plumbing, electrical, and structural elements.
Tenant’s Responsibility: The Tenant must immediately notify the Landlord of any necessary repairs. Any unauthorized modifications or alterations to the room or Premises are prohibited.

VII. Utility Expenses

The Tenant will be responsible for the following utilities:

Electricity
Water
Internet and Telephone

The Landlord will cover the cost of the following utilities:

Gas
Trash Collection

VIII. Community Guidelines

Noise Restrictions: The Tenant agrees to respect the peace and quiet of other residents, particularly during the designated quiet hours of 10:00 PM to 7:00 AM.
Guests: Guests are permitted, but the Tenant must inform other residents of their presence in advance. Guests should not disrupt the daily life of other house members.
Smoking: Smoking is strictly prohibited inside the Premises. It is allowed in designated outdoor areas, as agreed upon by all parties.
Pets: Pets are not allowed without written consent from the Landlord and other residents.

IX. Governing Law

This Agreement shall be governed by the laws of the State of Colorado, without regard to its conflict of laws principles.

X. Termination

Termination Notice: Either party may terminate this Agreement by providing 30 days' written notice to the other party.
Early Termination: If the Tenant terminates the Agreement early, the Tenant may be subject to penalties or the forfeiture of part of the security deposit.
