North Carolina Room Rental Agreement

I. Introduction

This Room Rental Agreement ("Agreement") is made on this 9th day of January, 2050, by and between [Your Name], located at [Your Company Address] ("Landlord"), and Barry Morar, located at Charlotte, NC 28202 ("Tenant"). This Agreement sets forth the terms and conditions governing the rental of a room at the premises located at 1234 Maple Street, Charlotte, NC 28202 (the "Premises").

II. Premises

The Landlord agrees to rent to the Tenant a room located at 1234 Maple Street, Charlotte, NC 28202 (the "Premises"). The rental of the room includes the use of common areas such as the kitchen, bathroom, and living room, as outlined in this Agreement.

Description of Room

The room to be rented is described as follows:

Room size: 150 square feet
Furnishings: Queen-sized bed, desk, chair, dresser, and closet.
Access to common areas: Kitchen, bathroom, living room, and any other amenities located at the Premises.

III. Term of Agreement

Rental Term

The rental term shall begin on February 1, 2050 and shall end on January 31, 2051. Either party may terminate this Agreement with 30 days notice prior to the end of the term.

IV. Rent and Payments

Monthly Rent

Late Fees

If the rent is not paid by the due date, a late fee of $50.00 will be assessed for each day that the rent remains unpaid.

V. Security Deposit

The Tenant agrees to pay a security deposit in the amount of $800.00. This deposit will be held by the Landlord to cover any potential damages to the Premises or unpaid rent. The deposit will be refunded to the Tenant within 30 days after the termination of the lease, provided that no damages or unpaid rent exist.

VI. Responsibilities and Obligations

Landlord's Responsibilities

To maintain the Premises in habitable condition.
To ensure that all utilities (water, electricity, gas, and internet) are in good working order, unless otherwise specified.
To ensure that the common areas are kept clean and safe.

Tenant's Responsibilities

To pay rent on time and in full.
To maintain the cleanliness of the rented room and any shared spaces.
To immediately notify the Landlord of any damage or issues with the Premises.
To not engage in any illegal activities at the Premises.
To comply with all applicable laws and regulations regarding the use of the room and Premises.

VII. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina.

VIII. Termination and Renewal

Termination

Either party may terminate this Agreement by providing 30 days written notice to the other party. In the event of termination, the Tenant must vacate the room by the termination date and return all keys and access devices.
