I. Agreement Overview
This Room Rental Agreement ("Agreement") is entered into on this January 9, 2050, by and between [Your Name] ("Landlord"), and Jeremy Marvin ("Tenant"). II. Rental Terms

III. Responsibilities of the Tenant
1. Use of the Premises
The Tenant agrees to use the rented room solely for residential purposes. The Tenant shall not engage in any illegal activities or use the premises for commercial purposes without prior written consent from the Landlord.
2. Maintenance and Cleanliness
The Tenant agrees to maintain the cleanliness and condition of the rented room. The Tenant shall promptly report any damage or issues related to the room to the Landlord for repair. The Tenant shall be responsible for any damage caused to the room due to negligence or misuse.
3. Quiet Enjoyment
The Tenant shall have the right to quiet enjoyment of the rented room and common areas. The Tenant agrees to be considerate of other residents and shall not cause disruptions or disturbances that affect others' rights to enjoy the premises.
IV. Responsibilities of the Landlord
1. Maintenance of Premises
The Landlord shall ensure that the rented room and common areas are maintained in a safe and habitable condition. The Landlord is responsible for making necessary repairs to the premises in a timely manner, including addressing plumbing, electrical, and heating/cooling issues.
2. Security and Privacy
The Landlord shall respect the Tenant’s privacy and shall not enter the rented room without prior consent, except in cases of emergency or with reasonable notice for repairs and inspections.
V. Termination of Agreement
1. Termination by Tenant
The Tenant may terminate this Agreement by providing the Landlord with at least 30 days written notice. The Tenant is responsible for paying rent until the notice period expires.
2. Termination by Landlord
The Landlord may terminate this Agreement by providing the Tenant with 30 days written notice if the Tenant violates any terms of this Agreement or fails to pay rent on time.
VI. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Washington. Any disputes arising from this Agreement shall be resolved in the appropriate courts located in Washington.
