Ontario Room Rental Agreement
I. Agreement Overview
This Room Rental Agreement ("Agreement") is made and entered into on the 9th day of January, 2050, by and between [Your Name], hereinafter referred to as the "Landlord," and Ena Cassin, hereinafter referred to as the "Tenant." The Landlord and Tenant agree to the following terms and conditions for the rental of a room located at [Your Company Address] (the "Premises").
II. Rental Terms
Rent Amount and Payment
The monthly rent for the room shall be $1,200.00 (One Thousand Two Hundred Dollars). This rent is due on the 1st day of each month and must be paid to [Your Name] via the following methods: bank transfer, check, or any mutually agreed upon payment method.
Rent Payment Due Date and Late Fee
If payment is not received by the 5th day of each month, a late fee of $50.00 (Fifty Dollars) will be applied to the Tenant’s account. If the rent remains unpaid for 7 days after the due date, the Landlord reserves the right to initiate eviction proceedings.
III. Term of Lease
Lease Duration
The lease term shall commence on January 9, 2050, and shall continue for a period of one year, ending on January 8, 2051, unless terminated earlier as per the terms of this Agreement.
Early Termination
Either party may terminate this lease prior to the end of the term with a 30-day notice in writing to the other party. Should the Tenant choose to terminate the lease early, the Tenant will be required to pay a penalty equivalent to one month’s rent.
IV. Use of Premises
Purpose of Rental
The Tenant agrees to rent the room for residential purposes only. The Tenant shall not use the Premises for any commercial or illegal activities. Subletting the room to others is prohibited without the written consent of the Landlord.
Condition of Premises
The Tenant acknowledges that the room is in good condition at the time of rental and agrees to maintain the room in a clean and sanitary condition. The Tenant is responsible for any damage caused by their actions or negligence.
V. Utilities and Services
Included Utilities
The following utilities are included in the monthly rent: electricity, water, and heating. The Tenant is responsible for any additional services they may request, including but not limited to internet and cable services.
Responsibility for Repair and Maintenance
The Landlord will be responsible for the maintenance of major systems (such as plumbing, electrical, heating, etc.). However, the Tenant agrees to promptly notify the Landlord of any issues or required repairs. Any damage caused by the Tenant will be repaired at the Tenant’s expense.
VI. Security Deposit
The Tenant agrees to pay a security deposit of $1,200.00 (One Thousand Two Hundred Dollars), which will be held by the Landlord for the duration of the tenancy. The deposit will be returned to the Tenant upon the conclusion of the lease term, less any deductions for damages or unpaid rent.
VII. Governing Law
This Agreement shall be governed by the laws of the province of Ontario, Canada. Both parties agree that any disputes arising under this Agreement shall be resolved in the courts located in Ontario, and that any legal action taken will be subject to the jurisdiction of those courts.
