I. Introduction
This Room Rental Agreement ("Agreement") is entered into on this day of January 9, 2050, by and between [Your Name], whose principal place of business is located at [Your Company Address], and Emie Howell, whose address is 1234 Maple Street, Melbourne, Victoria, 3000. II. Room Rental Terms
1. Rental Period
The rental period shall commence on January 9, 2050, and continue until January 9, 2051, unless otherwise terminated in accordance with the terms of this Agreement.
2. Rental Payment
The total rental payment for the period outlined above shall be $12,000 AUD, due in monthly installments of $1,000 AUD, payable on the 9th of each month.

III. Responsibilities of the Landlord

IV. Responsibilities of the Tenant

The Tenant agrees to keep the rented room in clean and sanitary condition and promptly notify the Landlord of any damage, issues, or repairs needed.
3. Unauthorized Subletting
The Tenant agrees not to sublet the room or transfer their rights under this Agreement without the express written consent of the Landlord.
V. Termination of Agreement
1. Early Termination
Either party may terminate this Agreement early by providing 60 days written notice to the other party. In the case of early termination, the Tenant agrees to pay any remaining rent due for the period of notice.
2. Default
If either party defaults on the terms of this Agreement, the other party may terminate the Agreement immediately with written notice. In such cases, the Tenant will be required to vacate the premises within 10 days of receiving the notice.
VI. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Victoria, without regard to its conflict of law principles. Both parties submit to the exclusive jurisdiction of the courts of the State of Victoria.
