Room Rental Agreement
I. Introduction
This Room Rental Agreement (the "Agreement") is made and entered into this 9th day of January, 2050, by and between [Your Name], hereinafter referred to as the "Landlord," and Allene Tillman, hereinafter referred to as the "Tenant." The Landlord and Tenant may collectively be referred to as the "Parties."

II. Term of the Agreement
1. Duration

III. Rent and Payment
1. Monthly Rent

2. Late Fees
If the Tenant fails to pay the rent within 5 days of the due date, a late fee of $50 will be added to the outstanding balance.
IV. Security Deposit
1. Amount
The Tenant agrees to pay a security deposit of $600 to the Landlord upon signing this Agreement. This deposit will be held by the Landlord for the duration of the tenancy and may be used to cover any damage to the Premises or unpaid rent at the end of the tenancy.
2. Return of Security Deposit
Upon the termination of the Agreement, the Landlord will return the security deposit to the Tenant within 30 days provided that there are no damages or unpaid fees.
V. Tenant's Obligations
1. Use of Premises
The Tenant agrees to use the Premises solely for residential purposes and agrees not to engage in any unlawful activities. No subletting of the room or Premises is permitted without written consent from the Landlord.
2. Maintenance
The Tenant agrees to keep the Premises clean and well-maintained and to notify the Landlord promptly of any necessary repairs. The Tenant is responsible for any damage caused by their negligence or misuse.
3. Quiet Enjoyment
The Tenant shall have the right to quiet enjoyment of the Premises without interference from the Landlord, provided the Tenant complies with the terms of this Agreement.
VI. Landlord's Obligations
1. Maintenance of the Premises
The Landlord agrees to maintain the Premises in a habitable condition and to make necessary repairs in a timely manner.
2. Access to Premises
The Landlord may enter the Premises for repairs, inspections, or showings with 24 hours' notice to the Tenant, except in emergencies.
VII. Termination
1. Notice of Termination
Either Party may terminate this Agreement by providing 30 days' written notice to the other Party. The notice must be given by mail or email to the contact details of the respective Party.
2. Early Termination
If the Tenant wishes to terminate the Agreement before the end of the agreed term, the Tenant must provide the Landlord with 30 days' written notice and may be liable for rent payments until the termination date.
VIII. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the Province of British Columbia, Canada.
