This Room Rental Agreement (“Agreement”) is made and entered into on this 9th day of January, 2050, by and between:

Jasen Gaylord, hereinafter referred to as the “Tenant,” whose contact email is jasen@you.mail.
The Landlord and the Tenant may collectively be referred to as the “Parties.”
The Landlord agrees to rent to the Tenant the Room described herein under the terms set forth in this Agreement. Both Parties agree to comply with all applicable laws and regulations.
The Landlord rents to the Tenant the following room located at:
[Your Company Address], which will be referred to as the “Premises.” The Premises includes shared common areas such as the kitchen, living room, and bathroom, unless otherwise specified.
The lease term will commence on January 9, 2050, and shall continue for 12 months, ending on January 9, 2051, unless terminated earlier as per the terms outlined in this Agreement.
The Tenant agrees to pay the Landlord a monthly rent of S$1,500 for the Premises. Rent is due on the 1st day of each month.
Payment will be made to the Landlord’s designated bank account or through an alternative method agreed upon by both Parties. The Tenant shall ensure that payments are made promptly and without delay.
If rent is not paid by the 5th day of the month, the Tenant shall be charged a late fee of S$50 for each week the payment is delayed.
The Tenant agrees to pay a security deposit of S$3,000 to the Landlord at the signing of this Agreement. This deposit will be returned to the Tenant at the end of the lease term, subject to deductions for any damages or unpaid rent.
The deposit will be used to cover any damage to the Premises or unpaid rent. The Landlord will provide the Tenant with an itemized list of deductions, if any, within 30 days after the end of the lease term.
The Tenant is responsible for the payment of all utilities, including but not limited to electricity, water, and internet, unless otherwise agreed. The Tenant shall pay for these utilities directly to the service providers.
The Tenant is responsible for the costs of any additional services requested, such as cleaning or maintenance, unless otherwise agreed upon by both Parties.
The Landlord has the right to:
Access the Premises with reasonable notice for inspections, repairs, or maintenance.
Terminate this Agreement in the event of non-payment of rent or breach of the terms by the Tenant.
The Tenant has the right to:
Quiet enjoyment of the Premises without interference from the Landlord.
Request repairs and maintenance from the Landlord.
The Tenant agrees to keep the Premises in good condition and notify the Landlord promptly of any necessary repairs. The Landlord shall be responsible for maintaining the structural integrity of the Premises, while the Tenant is responsible for any damage caused by their actions.
The Tenant may terminate this Agreement with 30 days’ written notice to the Landlord. In the event of early termination, the Tenant shall forfeit the security deposit.
The Landlord may terminate this Agreement for cause, including but not limited to failure to pay rent or breach of any terms of this Agreement. The Landlord will provide the Tenant with 30 days’ written notice prior to termination.
This Agreement shall be governed by and construed in accordance with the laws of the Republic of Singapore. Both Parties agree that any disputes arising under this Agreement shall be resolved in the appropriate courts of Singapore.
