School Lease Agreement

I. Recitals

WHEREAS, Lessor is the owner of the property located at [Property Address] ("Premises");

C. Fixtures and Equipment:

  1. All existing classroom furniture including desks, chairs, and whiteboards.

  2. Administrative office furniture including desks, chairs, and filing cabinets.

  3. Cafeteria equipment including tables, chairs, and kitchen appliances.

  4. Gymnasium equipment including basketball hoops, bleachers, and mats.

D. Utilities: Access to all necessary utilities including electricity, water, gas, and internet connectivity.

E. Compliance: The Premises are in compliance with local building codes and safety regulations, including fire safety and accessibility standards.

IV. Lease Term

The Lease Term shall commence on [Start Date] and shall expire on [End Date], unless sooner terminated in accordance with the provisions of this Agreement. A. Lessor's Responsibilities: Lessor shall be responsible for maintaining the structural integrity of the Premises, including the roof, foundation, and exterior walls, as well as ensuring that the Premises are in compliance with all applicable building codes and regulations.

B. Lessee's Responsibilities: Lessee shall be responsible for the routine maintenance and repair of the interior of the Premises, including but not limited to, plumbing, electrical, HVAC systems, and any improvements made by Lessee.

IX. Alterations and Improvements

Lessee shall not make any alterations, additions, or improvements to the Premises without the prior written consent of Lessor. Any approved alterations or improvements shall be made at Lessee's expense and shall become the property of Lessor upon the termination of this Agreement.

X. Utilities and Services

A. Lessor's Responsibilities: Lessor shall provide and pay for the following utilities and services:

  1. Water and sewer services.

  2. Trash removal services.

  3. Landscaping and grounds maintenance.

  4. Pest control services.

  5. Routine exterior building maintenance, including roof and structural repairs.

B. Lessee's Responsibilities: Lessee shall provide and pay for all other utilities and services required for the operation of the educational institution, including but not limited to:

  1. Electricity and gas.

  2. Internet and telephone services.

  3. Janitorial services and supplies.

  4. Routine interior maintenance and repairs.

  5. Heating, ventilation, and air conditioning (HVAC) maintenance.

XI. Insurance

Lessee shall obtain and maintain during the Lease Term the following insurance coverage:

  1. Property insurance covering Lessee's personal property and any improvements made by Lessee.

  2. General liability insurance with minimum coverage amounts of $[00] per occurrence and $[00] in the aggregate.

  3. Lessee shall provide Lessor with certificates of insurance evidencing the required coverage prior to the commencement of the Lease Term.

XII. Compliance with Laws
