Visual Inspection of System Components

• Check for any visible damage or wear on the external units and components.

• Inspect ductwork for visible leaks or disconnections.

• Ensure that insulation on refrigerant lines is intact.

• Check that the system is level and securely mounted.

• Examine electrical connections for signs of corrosion or wear.

Filter Inspection and Replacement

• Remove and inspect filters for dirt, dust, and debris.

• Clean reusable filters with appropriate cleaning agents.

• Replace disposable filters if they appear clogged or heavily soiled.

• Ensure filter fits snugly and there are no air gaps.

• Record date of filter replacement for maintenance logs.

Thermostat Functionality Check

• Verify thermostat settings are correct and suitable for current season.

• Test thermostat to ensure it accurately controls the HVAC system.

• Inspect wires and connections for damage or wear.

• Check battery levels if applicable and replace if necessary.

• Calibrate the thermostat if temperature readings are inaccurate.

System Operation and Performance Evaluation

• Turn on system and listen for unusual noises or vibrations.

• Measure airflow at registers to ensure adequate distribution.

• Check temperature differential between return air and supply air.

• Inspect refrigerant levels and add refrigerant if needed.

• Assess energy efficiency and suggest improvements if necessary.

Maintenance of HVAC Components

• Lubricate moving parts such as motors and bearings.

• Clean and straighten condenser and evaporator coils.

• Flush and clean the condensate drain line.

• Inspect and clean blower components.

• Tighten all electrical connections and replace any frayed wires.
